Job Description

Job Summary

Newmark is seeking a Director, Client Solutions to work alongside brokers, sales teams, and subject matter experts to shape the right solution on complex, multi-market, multi-service pursuits. This person brings integrated solutioning across the full platform and is responsible for understanding what the client actually needs, drawing the right expertise out of the subject matter experts across the firm, and bringing everyone involved together around one solution.

Client Solutions is Newmark's agnostic corporate pursuit team, here to partner with Leasing and Occupier Solutions, including every service line within them, to give each pursuit its best chance to win. The team brings together pursuit strategists, Solution Managers, and Designers who work alongside brokers and sales teams to understand the client's real problem, organize the full platform around it, and build the strategy, pricing, and narrative that win the business.

This individual is accountable for the strategy behind assigned pursuits, from the earliest conversations with sales professionals and clients about what the right solution should look like, through the formal proposal or RFP response and presentation, negotiation, and transition, including the pricing and deal structure that support it. Brokers retain the client relationship and the commercial ownership, and this person brings the strategic and platform layer that supports them throughout the pursuit lifecycle.

This role leads through expertise and influence and does not carry formal people management responsibilities. The Director, Client Solutions works collaboratively with Solution Managers, writers, designers, and the service-line solutions leaders, including Facilities Management and Project Management, and draws on the knowledge of subject matter experts across the firm to inform the end solution. Just as important, this person builds alignment and earns buy-in for the recommended solution across brokers, platform leaders, and the rest of the pursuit team, including when perspectives differ, so that every part of a multi-service solution comes together as one. This person is also expected to share what they know, informally mentoring Solution Managers and other team members and helping raise the standard of strategy and deliverables across the team.

This person is also expected to use AI tools deliberately and consistently to improve the speed and quality of the pursuit process, from research and solution development through content drafting and review.

Responsibilities

• Lead strategy on assigned complex pursuits, engaging as early as possible and partnering with brokers from relationship building through formalized pursuit, negotiation, and transition. • Work with brokers, sales teams, and clients to understand the real problem and the right solution before building one, asking the questions that shape what the solution needs to do. • Draw out the knowledge of subject matter experts across the firm, working collaboratively with them so that their expertise informs the end solution. • Define win themes, staffing, and overall strategy across every service line on assigned pursuits, coordinating platform leaders and bringing the team, platform, and expertise together into one solution instead of siloed services. • Build alignment and earn buy-in for the recommended solution across brokers, platform leaders, and the pursuit team, working through differing views constructively and collaboratively. • Partner with the service-line solutions leaders, including Facilities Management and Project Management, so that their portions of a multi-service solution integrate cleanly into the overall offering. • Shape the pricing and deal structure strategy on assigned pursuits, working with the Director of Pricing and Solutioning Operations, and support the defense of it through negotiation, BAFO, and the MSA. • Advise brokers and senior leadership on positioning and where to invest, challenging them constructively when the strategy calls for it, while holding structural neutrality on which platform service is right for the prospect. • Represent Client Solutions with brokers, platform leaders, and market leaders on assigned pursuits. • Be accountable for the outcome of assigned formalized pursuits, and contribute to structured debriefs after wins and losses so that lessons feed back into the methodology. • Apply the pursuit methodology, including the scoring process (a diagnostic score when formalization is expected and a resourcing score when an RFP arrives) and the no-go pathway, and help hold the team to it as the function matures. • Use AI-enabled research, writing, and productivity tools as a core part of the pursuit workflow, applying them to synthesize inputs, accelerate drafting, and improve the consistency and quality of deliverables. • Contribute ideas and feedback that help shape the methodology, standards, and operating model for Client Solutions. • Informally mentor Solution Managers and other team members, offering coaching, feedback, and perspective to raise the quality of strategy and deliverables, without formal management or performance responsibilities. • Contribute to the team's culture and operating rhythm, and support the onboarding of new team members as the team grows. • May perform other duties as assigned.

Qualifications

• Bachelor's degree in Business, Real Estate, Finance, Economics, Marketing, or a related field; advanced degree a plus. • 8+ years of experience in commercial real estate, professional services, or strategic advisory, with demonstrated success leading complex, multi-stakeholder pursuits. • Demonstrated experience mentoring and coaching colleagues and raising the quality of others' work, though formal people management is not required. • Experience in a pursuit, solutions, or similar function strongly preferred, ideally within commercial real estate brokerage, occupier services, or integrated client solution roles. • Track record of contributing to competitive pursuit wins where strategic positioning and platform coordination determined the outcome. • Ability to ask incisive questions, listen actively, and translate client needs into actionable solutions, with strong written and verbal communication and direct presentation experience with senior decision-makers. • Strong analytical and strategic thinking, with fluency in pricing and deal structure. • Strong understanding of how to apply AI-enabled tools to research, drafting, and pursuit workflow efficiency. • Credible leader who earns trust and builds influence across brokers, platform partners, and senior leadership without relying on formal authority. • Collaborative working style, with the ability to draw expertise out of subject matter experts and bring differing views together into one recommended solution. • Comfort operating in a function that is still establishing itself, with the initiative to build what is needed rather than wait for it. • Strong integrity, particularly around recommendation neutrality, with high emotional intelligence and political judgment across brokerage, occupier services, and capital markets. • Embodies the team's operating principles: shared ownership, transparency, fearless feedback, and relentless focus on the client. • High level of executive presence, professionalism, discretion, and sound judgment. • Advanced proficiency in Microsoft Office, especially PowerPoint, Word, and Excel.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
