岗位概述：负责公司园区及属地仓的行政物业整体标准制定与品质提升，统筹设施运维与供应商管理双线业务，搭建物业标准化运营体系与品质管控机制。

岗位职责： 1、园区运营管理： 统筹园区日常运营，动态优化资源配置，保障公共区域及配套设施稳定运行；定期开展现场品质检查，推动问题闭环整改，持续迭代服务标准。 2、设施设备运维： 负责园区公用工程、配套设施及智能化系统的整体运维管理，统筹内外部维保力量，制定并执行年度巡检、预防性保养及专项维保计划，保障关键系统稳定运行；持续推进节能降耗与安全隐患治理。 3、供应商管理： 建立供应商全生命周期管理体系，覆盖招采准入、合同履约、品质巡检、绩效考核与优化汰换全流程。 4、成本与项目管理： 制定年度运营维保计划与预算，负责费用合规审查与成本管控；主导园区空间改造、设施升级等专项项目的需求梳理、方案评审、进度监督与验收交付。 5、标准化体系建设： 搭建园区及属地仓的物业运营、设备运维与现场管理标准体系，完善作业流程与考核机制，并通过培训、巡检与经验共享，支持全国仓端的物业管理水平提升。

1、本科及以上学历，物业管理、设施管理、工程管理、行政管理等相关专业优先； 2、8年及以上物业管理或设施运维经验，具备15万平米以上大型互联网/生产型园区统筹管理经验。具备自建园区工程管理经验，有大物业的实操经历及小物业的中台专家经验。 3、拥有成熟的供应商管理、外包团队管控及多模块协同经验；熟悉仓配、分拣、物流或职能类园区业务场景者优先。​ 4、核心能力​：精通园区物业全模块运营、设备维保、品质管控及供应商全周期管理方法，具备扎实的现场落地与突发事件处置能力；具备出色的跨部门协同、既能实际落地执行同时能专业支持全国仓端的物业管理；具备数据化与精细化运营思维，熟练运用运维系统与数据报表开展过程管控、复盘分析与决策支撑。
