Job Title:

Manager, Development Services

Company:

Prologis

A day in the life

The Manager, Development Services supports Prologis’ Customer Led and Data Center Development teams by owning assigned site feasibility, due diligence, land use approvals, and entitlements for industrial development projects. Reporting to the Director, Development Services, this role works with internal development, design, and cross-functional partners, as well as consultants and municipalities, to identify site risks and advance projects. The position focuses on Central region markets, with occasional support in the other regions, and contributes site planning and regulatory insight to acquisitions, build-to-suit projects, and customer proposals. The role translates technical findings into clear schedule and approval recommendations, helping shape site(s) and customer decisions from initial feasibility through entitlement and project handoff.

Key responsibilities include:

· Conduct site feasibility analyses and prepare conceptual site layouts in AutoCAD, accounting for functionality, coverage, zoning, access, grading, easements, wetlands, floodplain and stormwater needs.

· Support acquisition due diligence with internal teams and consultants by reviewing environmental, utility, fee, and geotechnical factors and identifying access and offsite improvement requirements.

· Identify and help mitigate site and development risks, escalating material findings to project partners.

· Coordinate assigned entitlement activities for acquisitions and build-to-suit projects, including application preparation, public hearing support, and communication with municipalities.

· Track entitlement budgets, schedules, agency review timelines and consultant scope/deliverables to support timely project decisions and approvals.

· Coordinate with development and design teams to incorporate customer requirements, entitlement conditions, and site constraints into project designs.

· Provide due diligence, entitlement, and site planning information for customer RFP responses, and monitor regional regulatory and municipal updates that may affect project execution.

Building blocks for success

Required:

· 5+ years of experience in civil engineering, architecture, construction management, or a related development field.

· Experience supporting due diligence, entitlement, and municipal approval processes for industrial or data center projects.

· Working proficiency in AutoCAD for preparing, revising and reviewing conceptual site plan layouts.

· Ability to research and interpret municipal zoning codes and site requirements across multiple markets.

· Willingness to travel up to approximately 40% within region and occasionally outside of region.

· Ability to coordinate work across teams and manage multiple project timelines.

Preferred:

· Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related field, or equivalent experience.

· Professional Engineer or Architect license.

· Experience coordinating entitlements across multiple U.S. regions.

· Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range: $139,000 - $160,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
