The ideal candidate will have at least 10 years of relevant real estate experience, demonstrated expertise in Low-Income Housing Tax Credits (LIHTC), Section 8, and tax-exempt bond financing, and established relationships with brokers, developers and industry professionals.

KEY RESPONSIBILITIES

Acquisitions & Deal Origination

  • Source and evaluate affordable multifamily acquisitions, preservation opportunities and rehabilitation projects.
  • Maintain relationships with brokers, property owners, developers, and other industry contacts to generate deal flow.
  • Conduct underwriting, market analysis, feasibility studies, and investment evaluations.
  • Negotiate letters of intent, purchase and sale agreements, and other transaction documents; present investment opportunities to executive leadership.
  • Oversee all due diligence for property acquisitions.

Development & Project Execution

  • Oversee projects from feasibility evaluation through acquisition, financing, closing, construction, and stabilization.
  • Coordinate with architects, engineers, general contractors, attorneys, consultants, and property management teams.
  • Monitor development budgets, schedules, milestones, and financial performance; resolve permitting, environmental, construction, and financing challenges.
  • Ensure projects meet approved budgets, schedules, investment objectives, and affordability requirements.

Regulatory Compliance

  • Maintain knowledge of applicable federal, state, and local affordable housing programs, regulations, and financing requirements.
  • Work with housing finance agencies, housing authorities, municipalities, and other public agencies to secure funding, approvals, and development incentives.
  • Coordinate with legal counsel, tax credit consultants, and compliance professionals to support transaction execution and regulatory compliance.
  • Collaborate with executive leadership and internal finance, legal, construction, and asset management teams to advance the development pipeline.

QUALIFICATIONS & EXPERIENCE

Required

  • Minimum of 10 years of real estate acquisitions and development experience, including substantial affordable housing experience.
  • Demonstrated knowledge of and experience with LIHTC, Section 8 housing, and tax-exempt bond financing.
  • Proven track record of sourcing, underwriting, negotiating, and closing real estate acquisitions or development transactions.
  • Established relationships with real estate brokers in the affordable housing industry.
  • Strong understanding of affordable housing capital structures, real estate underwriting, and project feasibility.
  • Experience coordinating complex transactions with legal, financial, development, and public-sector professionals.
  • Excellent negotiation, analytical, communication, organizational, and project management skills, with the ability to manage multiple projects and independently drive transactions from origination through closing.
  • Travel as needed

Preferred

  • Bachelor's degree in Real Estate, Finance, Business, Accounting, or a related field.
  • Experience with both affordable housing acquisitions and development.
  • Experience with 4% and 9% LIHTC transactions, bond-financed developments, HUD programs, and project-based Section 8 rental assistance.
  • Established relationships with state and local housing agencies, municipalities, and other key industry professionals.

PERFORMANCE EXPECTATIONS

Success will be measured by the ability to build a strong acquisition and development pipeline; close transactions aligned with the company's investment objectives; deliver projects on schedule and within approved budgets; maintain productive industry relationships; and effectively mitigate transaction, regulatory, and development risks.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
