Position Overview

RHK Properties is building one of the most data-driven, insight-led real estate advisory platforms in the UAE, with a clear mission to empower buyers, sellers, renters, and investors to make high-quality, well-informed real estate decisions based on data, market intelligence, and real-world analysis.

We are seeking a Senior Real Estate Investment & Market Intelligence Analyst with deep, hands-on exposure to the Dubai real estate market to serve as a central decision-support authority for leadership and advisory teams.

This is a strategic, high-impact role responsible for market intelligence analysis, project and developer evaluation, investment opportunity ranking, risk assessment, and forward-looking forecasting. The role requires translating complex datasets, geopolitical signals, and regional trends into clear, actionable insights that directly influence advisory positioning and investment decisions.

The ideal candidate combines strong investment analysis capability, market intelligence expertise, geopolitical and regional awareness, and commercial judgment, with the ability to clearly articulate what to recommend, to whom, why, and at what risk level—always grounded in data.

  • Position Title: Senior Real Estate Investment & Market Intelligence Analyst – Dubai Market
  • Location: Onsite – Gulberg, Lahore, Pakistan
  • Working Hours: 10:00 AM – 7:00 PM
  • Employment Type: Full-time

Key Responsibilities

1. Project, Developer & Investment Evaluation (Core Responsibility)

  • Evaluate, benchmark, and rank Dubai real estate projects and developers using structured, repeatable analytical frameworks.
  • Assess projects across: Developer credibility, governance, and delivery track record Project pricing vs comparable market benchmarks Location fundamentals and future infrastructure impact Rental yield sustainability (gross vs net) Capital appreciation potential and exit liquidity Service charges, payment plans, and long-term ownership costs
  • Identify best-in-class projects aligned to different buyer and investor profiles.
  • Flag high-risk, overpriced, or structurally weak projects, even when supported by strong marketing narratives.

2. Financial Modeling & Investment Analysis

  • Build and maintain investment-grade financial models including: ROI, IRR, NPV, and cash flow forecasting Scenario, downside, and sensitivity analysis Payment plan structures and leverage impact modeling
  • Evaluate opportunities across: Off-plan developments Secondary market acquisitions Income-generating rental portfolios
  • Support feasibility studies for new launches, acquisitions, and portfolio expansion initiatives.

3. Market Intelligence, Geopolitical & Regional Analysis

  • Conduct advanced market intelligence analysis covering Dubai and the wider regional/global context.
  • Assess how geopolitical developments, macroeconomic shifts, regional capital flows, and policy changes influence: Investor sentiment Asset pricing and demand Risk-adjusted investment returns
  • Track and interpret: Pricing trends, transaction volumes, and absorption rates Rental yield benchmarks, vacancy dynamics, and tenant demand Developer pipelines and upcoming supply Regulatory updates from DLD and RERA
  • Conduct SWOT analyses for key locations, communities, developers, and asset classes.
  • Forecast market trends and emerging investment opportunities using data-backed assumptions.

4. Investor Behavior & Regional Mindset Analysis

  • Demonstrate deep understanding of investor psychology and decision drivers across: GCC markets South Asian investors European and UK investors Russian, CIS, and global capital inflows
  • Analyze how different investor segments respond to: Risk, yield, and capital appreciation Liquidity and exit flexibility Payment plans, leverage, and regulatory stability
  • Use these insights to deliver tailored, region-specific investment recommendations.

5. Agent Enablement & Advisory Support (Key Differentiator)

  • Translate complex analysis into clear, actionable guidance for internal advisory teams.
  • Develop: Project comparison briefs Buyer persona–based recommendation guides Investment pros & cons summaries Risk flags and suitability assessments
  • Enable agents to position projects credibly, responsibly, and transparently, backed by data—not sales hype.

6. Stakeholder Reporting & Strategic Support

  • Prepare executive-level dashboards, reports, and presentations for leadership.
  • Support strategic decisions related to: Project onboarding Investment focus areas Market positioning
  • Present findings clearly and confidently to senior stakeholders.

7. Regulatory Knowledge & Compliance Awareness

  • Maintain strong working knowledge of: Dubai Land Department (DLD) procedures RERA compliance and escrow frameworks Developer SPAs and off-plan transaction structures Service charge frameworks and ownership rules
  • Stay updated on UAE economic and regulatory developments impacting real estate investments.

Candidate Profile

Experience & Background

  • 5+ years of experience in real estate investment analysis with direct exposure to the Dubai property market.
  • Proven experience evaluating: Off-plan and secondary market transactions Developer payment plans and project feasibility Rental yield and leasing economics
  • Strong practical understanding of Dubais real estate investment landscape—not purely theoretical modeling.

Technical & Analytical Skills

  • Advanced proficiency in Microsoft Excel (complex financial modeling, scenario analysis).
  • Strong PowerPoint skills for executive-level storytelling.
  • Experience with Power BI, Tableau, or similar BI tools is a strong advantage.
  • Familiarity with real estate analytics platforms (e.g., Argus) is a plus.
