Descrição do Cargo

O Corretor de Imóveis será responsável por identificar, prospectar e negociar terrenos urbanos na Paraíba, com área mínima de 1.000 m² e ligação trifásica, para implantação de projetos de energia solar. Além da negociação, será responsável por realizar toda a tramitação documental e verificar a legitimidade das propriedades, garantindo a conformidade com as exigências legais e regulatórias.

Principais Responsabilidades

  • Prospectar Terrenos: Identificar terrenos em áreas urbanas que atendam aos requisitos técnicos e estratégicos da empresa.
  • Negociação: Conduzir negociações com proprietários, visando condições favoráveis para a aquisição ou locação dos terrenos.
  • Análise Documental: Revisar e validar a documentação dos terrenos, assegurando a regularidade jurídica e cartorial.
  • Validação de Legitimidade: Verificar a titularidade, pendências legais e possíveis restrições ou ônus sobre as propriedades.
  • Relacionamento com Stakeholders: Manter contato com proprietários, cartórios e órgãos reguladores para assegurar a conclusão dos processos de compra ou locação.
  • Relatórios e Acompanhamento: Elaborar relatórios de prospecção e status dos processos para a equipe de gestão.

Requisitos Impreteríveis

  • Registro ativo no CRECI (Conselho Regional de Corretores de Imóveis).
  • Experiência comprovada em prospecção e negociação de imóveis urbanos.
  • Carro próprio e disponibilidade para viagens frequentes.
  • Conhecimentos sobre processos de regularização fundiária e análise de documentos imobiliários.
  • Habilidade em negociação e comunicação interpessoal.
  • Familiaridade com a região da Paraíba, especialmente com áreas urbanas estratégicas para projetos de energia solar.

Diferenciais

  • Experiência em projetos relacionados à energia solar ou infraestrutura elétrica.
  • Conhecimento sobre regulamentações de ligação trifásica e requisitos técnicos para projetos de energia.

Condições de Trabalho

  • Modelo de Contratação: PJ ou CLT, a ser negociado.
  • Remuneração: Base fixa + comissão por contrato fechado.
  • Benefícios: Reembolso de despesas de deslocamento e possíveis bônus por desempenho.
