The posting

We are looking for:

An experienced, site-based architect to be Square One's design authority on our Limassol construction sites. You will make sure every residential development is built exactly as designed, approved and sold: translating drawings into reality, resolving technical and design issues in real time, and protecting the quality, finish and buyer experience that define the Square One brand, from foundations through to handover.

What will you do:

  • Design Intent on Site: Act as the architectural lead on site, ensuring all works are executed in line with the approved architectural drawings, specifications, planning and building permits, and the finishes promised to buyers.
  • Drawings & Technical Coordination: Review and approve contractor shop drawings, method statements and technical submittals; prepare and issue detailed and working drawings, sketches and clarifications where needed.
  • RFIs & Site Problem-Solving: Respond quickly to contractor RFIs and resolve on-site design clashes between architectural, structural and MEP elements, coordinating with external design consultants and engineers.
  • Materials, Samples & Mock-ups: Review and approve materials, finishes and product samples; coordinate mock-ups of typical apartments, facades and common areas before full-scale execution.
  • Quality Inspections: Carry out regular site inspections of workmanship and finishes, issue non-conformance reports, and track defects through to close-out against Square One's QA/QC standards.
  • Design Changes & Variations: Assess the technical, cost and programme impact of design changes and buyer modification requests, and ensure no change is executed without approval and updated drawings.
  • Permits & Regulatory Compliance: Ensure compliance with Cyprus building regulations, permit conditions, fire safety and accessibility requirements; support applications and inspections with the Municipality and other authorities.
  • Documentation & As-Builts: Maintain an up-to-date drawing register and site records; compile as-built drawings and technical files required for completion certificates and title deeds.
  • Snagging & Handover: Lead architectural snagging, oversee rectification works, and support the Customer Care and Deliveries team at final handover to buyers.
  • Feedback to Design: Feed site lessons learned back to the Pre-Construction and Design teams to improve buildability and standardisation on future projects.

Requirements

Must Have's:

  • Relevant Experience: 7+ years as an architect, with at least 3 years in a site-based or construction-phase role (resident or supervising architect) on residential or mixed-use developments in Cyprus.
  • Academic Background: Degree in Architecture; registration with ETEK (Cyprus Scientific and Technical Chamber) is required.
  • Construction Know-How: Strong understanding of construction methods, building systems, materials and detailing, and of how architectural, structural and MEP disciplines come together on site.
  • Local Regulations: Solid knowledge of Cyprus building regulations, permitting procedures and completion/certification requirements.
  • Technical Toolkit: Advanced AutoCAD; Revit/BIM, SketchUp and MS Office are expected, with MS Project an advantage.
  • Languages: Fluency in Greek and English is required.
