CLASSIFICATION TITLE: Landscaping and Maintenance Technician Employment Status: Full-time  FLSA Status: Non-exempt Reports to: Facilities Manager  Division: Technology and Infrastructure   DISTINGUISHING JOB CHARACTERISTICS   Assists with the maintenance, repair, and daily operations of college facilities and grounds. Performs landscaping, preventive maintenance, equipment maintenance, and general building maintenance while developing skills in HVAC, electrical, plumbing, mechanical systems, and facilities operations. This position provides an opportunity to develop a broad range of technical and facilities-related skills and advance within the College’s Facilities Services department. ESSENTIAL DUTIES AND RESPONSIBILITIES To perform this job successfully, an individual must perform essential duties to expected performance standards.   Reasonable accommodations are made as required for persons who are disabled under the Americans With Disabilities Act. Landscaping Excellence: Performs weekly lawn care, including mowing, edging, and trimming. Maintains garden beds through weeding, mulching, and planting flowers and shrubs. Seasonal Responsibilities: Assists with spring and fall cleanup, snow removal, and salting. Ensures drainage areas are free of debris. Site Upkeep: Ensures all common areas, parking lots, and walkways are free of debris and hazards. Performs light painting, including touch-ups to scuffed surfaces, trim, fences, and curbs. Ensures all surfaces meet professional standards through proper preparation, including sanding and cleaning. Inspects property through routine walkthroughs to identify and report repairs needed to walkways or exterior structures. Performs routine HVAC care, including AC filter changes across the property on a scheduled basis. Maintains and services college vehicles and equipment, ensuring proper and safe working order. Performs preventive maintenance and makes necessary repairs, including, but not limited to, cleaning, greasing, and checking oil and fluid levels on mowers and other power tools. Serves as an integral member of the Facilities Services team that actively promotes a collaborative and customer service-oriented mindset while supporting facilities, maintenance systems, and users across the College. Routinely functions in a fast-paced environment with competing and changing priorities. Assesses needs and evaluates departmental requests, with the ability to prioritize and complete tasks. Is detail-oriented and promotes an adaptable and flexible attitude. Builds commitment and effectively supports constructive change. Monitors and performs preventive maintenance tasks. Completes general repairs to buildings, moves office equipment, replaces light bulbs, hangs items as requested, and performs other general maintenance duties. Assists with unlocking and locking assigned buildings and ensures the general security of assigned campus assets. Assists with preparation and cleanup for activities and special events as assigned. Sets up and dismantles chairs and tables and performs other maintenance duties. Monitors the facilities ticket request system, including responding to requests and communicating with requestors regarding progress. Corrects or reports any building deficiencies that may compromise the safety and security of the facility. Works within established policies and procedures and chooses among processes and work methods most suitable to the situation. Refers difficult or unusual situations and problems to the Facilities Manager. Communicates with the Facilities Manager daily regarding project status, as needed. Assists with requirements and scope development for projects and information gathering. Complies with all Environmental Protection Agency (EPA) requirements for the storage, handling, and disposal of hazardous materials. Assists in maintaining the College’s compliance with the Department of Labor, Occupational Safety and Health Act (OSHA), Ohio Public Employees Risk Reduction Program (PERRP), Americans with Disabilities Act (ADA), and other applicable regulatory requirements. Works assigned schedule, exhibits regular and punctual attendance, and works overtime as required to meet workload demands. May work a flexible schedule in order to respond to unpredictable and emergency situations related to facilities and support systems. Exhibits regular and punctual attendance. Tractor; lawn mowers; push lawn mower; weed trimmer; power tools; hand tools; ladders; dolly; snow plows; snow blower; lift; trucks and trailers; CONFIDENTIAL DATA Non-public and sensitive college records; non-public personnel records and issues. WORKING CONDITIONS Good working conditions.  The work environment involves risks or discomforts requiring normal safety precautions typical of outdoor and maintenance environments. Possible exposure to dust, heat, cold, rain, snow, and other weather elements.  The work requires the use of safe work practices with maintenance equipment and observance of safety and traffic regulations.  Exposure to typical traffic conditions and hazards when traveling to other campuses or other locations. USUAL PHYSICAL DEMANDS The following physical demands are typically used to perform this job’s essential duties and responsibilities.  They are not qualification standards, rather they may be used to help the College, employee, or applicant identify where and how reasonable accommodations may be made when an otherwise qualified person is unable to perform the job’s essential duties due to an ADA disability. While performing the duties of this job, the employee frequently stands, walks, sits, and uses hands to hold and control tools and equipment. The employee reaches with hands and arms, climbs and balances, and stoops, kneels, crouches, or crawls. Vision demands include long-distance vision requirements when driving. The employee frequently lifts or exerts force on items of varying weights, up to 75 pounds. The employee must be comfortable using a ladder for AC filter changes and other duties. KNOWLEDGE, SKILLS, AND ABILITIES Knowledge of: General building mechanical, electrical, HVAC, and plumbing systems; building and grounds maintenance methods, tools, materials, and equipment; principles and layout of vehicle mechanical systems; and vehicle preventive maintenance methods. Ability to: Be detail-oriented; display an attitude and mindset of continuous improvement; troubleshoot; articulate ideas and concepts efficiently; be a collaborative team player; exhibit flexibility in work schedule and job tasks; adapt to and support changes in policies and work methods; maintain confidentiality of confidential and sensitive information; improve processes within the scope of authority; inspire respect and trust; provide vision and inspiration to peers and assigned staff; build commitment and effectively manage resistance to change; demonstrate mechanical aptitude; identify malfunctions and maintenance needs; identify existing or potential problems and recommend viable solutions; apply basic plumbing, electrical, and HVAC principles to maintenance and repair operations; perform manual labor for extended periods of time; gain access to worksites; stand, walk, and sit for extended periods of time; push, pull, lift, and move objects weighing up to 75 pounds; apply ethical standards to work situations; make work decisions in accordance with SSCC’s values; show respect and sensitivity for cultural differences; promote a harassment-free environment; embrace and support constructive change; work efficiently and effectively to improve College operations; consistently follow safety and security procedures and practices; develop and maintain effective working relationships with students, staff, members of the learning community, and the general public; contribute toward building a positive team working environment; and treat others with respect as a representative of SSCC. Skill in: Operation of computers and other job-related software; safe and effective operation of routine office equipment and maintenance equipment; electrical repairs; painting; and other building maintenance tasks. QUALIFICATIONS An appropriate combination of education, coursework, training, and experience may qualify an applicant to demonstrate the required knowledge, skills, and abilities. An example of qualifications would be two or more years of experience in one of the following areas: building construction, facilities maintenance, or another related field. Preferred qualifications include experience in landscaping, general maintenance, or basic painting. Applicant must successfully pass required background checks in accordance with Southern State Community College’s policies and procedures and applicable laws. Ability to document identity and employment eligibility as a condition of employment in compliance with Immigration Reform and Control Act requirements.   LICENSURE OR CERTIFICATION REQUIREMENTS Motor Vehicle Operator’s License.
