The posting

Aufgrund unseres stetigen Wachstums schaffen wir im Bereich «Bewirtschaftung» eine zusätzliche Stelle und suchen eine\n erfahrene\n Immobilienbewirtschafter\*in, die/der auch für eine intakte Wohnkultur in einem multikulturellen Umfeld verantwortlich ist.

Aufgaben ##

  • Vermietung und Bewirtschaftung inkl. Abnahmen und Übergaben bei Mieterschaftswechseln, Bearbeitung von Mieterschaftsanliegen sowie Instandstellungsarbeiten nach Wohnungswechseln
  • Sicherstellung der Einhaltung des Vermietungsreglements der Stadt Zürich sowie der Zweckerhaltungsvorschriften bei subventionierten Wohnungen
  • Überwachung der Mietzinszahlungen inkl. Mahnwesen (Inkasso) und Erstellung der Heizkostenabrechnung
  • Überwachung der Kostendeckung, Mietzinskalkulationen sowie Neufestsetzung und Aufbereitung von Mietzinsanpassungen
  • Unterhaltsplanung und Budgetierung inkl. Rechnungsfreigabe
  • Mitwirkung bei Projektentwicklungen unter Berücksichtigung der Betreiber- und Nutzerbedürfnisse
  • Fachliche Führung einer Sachbearbeitung

Profil ##

  • Fundierte Erfahrung in der Verwaltung von Liegenschaften
  • Eidg. Fachausweis in Immobilienbewirtschaftung
  • Hohe Dienstleistungs- und Kundenorientierung
  • Gute Kenntnisse im Mietrecht
  • Selbständige Arbeitsweise und solide Informatikanwenderkenntnisse, von Vorteil auch mit SAP
  • Kontaktfreudigkeit, hohe Sozialkompetenz und Kommunikationsfähigkeit
