Employer:                  Stanley Martin Homes, LLC   Position Title:            Estimator Manager   Location:                    Greenville, SC     I: Essential Job Functions:

Provide mentoring and training for Estimating Team members and ensure execution of key departmental initiatives. (5%) Prepares estimates by gathering architectural plans, specifications and related documents for new plans, new elevations and plan revisions developed by the architectural team. (5%) Presents prepared estimate(s) utilizing the department software, Revit, Planswift, Master Project or other software by assembling plan specific trade type takeoffs and master plan takeoffs. (5%) Prepares special reports utilizing the estimating software and/or Excel templates by Trade Type. (4%) Maintain the database for base, elevation and option takeoffs/estimates in Master Project or on SharePoint. (3%) Updates Plan Takeoffs as part of the ARM process and prior to release and provides quantity adjustments to divisions. (4%) Work with trade partners, vendors, architectural department and production department to reconcile discrepancies in take-offs. (3%) Create and Update Templates within the current estimating software for Corporate and Division use.  (7%) Collaborates with Architecture in controlling costs on prototype design.  (5%) Documents process of estimating trade types and updates Estimating Manual as needed. (4%) Assist field operations in material overages / shortages. (4%) Conduct field audits to validate product quantities to reduce variances. (5%) Prepare Estimating tracking and reporting tools and schedule regular meetings to facilitate managing the estimating workload. (5%)    Prepare takeoff estimates for all trade types for the division purchasing teams to utilize in their negotiation with trade partners. (5%) Attend Manufacturer and Subcontractor meetings and prepare/distribute meeting notes internally and externally. (5%) Schedule and attend training sessions for internal Estimating Department. (4%) Represent the company professionally in all internal and external interactions and communications. (5%) Be part of future acquisitions due diligence representing the Estimating Department. (5%) Complete all other duties as assigned by manager. (5%) Adhere to company safety standards and help promote a safe working environment. (5%) Adhere to and promote the Mission, Vision, and Values of Stanley Martin. (5%) Monitor and maintain scopes of work, model rebate addendum, and unit pricing for each trade to be included in the contract documents. (2%)

  II: Education and Experience Required:

Bachelor’s Degree in Industrial Mathematics or Construction Management plus 1 year of a combination of experience within the construction industry, between production, purchasing and estimating. This includes OST software experience, material management and estimating software experience as well as ERP software comprehension.

    III. Special Skills Required:

Technical Skills & Knowledge

Proficient in creating detailed quantity takeoffs by item. Experience with takeoff software (e.g., Plan Swift, Bluebeam Revu, STACK). Ability to maintain unit cost databases by item. Familiarity with standardized plans and elevations (e.g., homes with multiple options)

Analytical & Process Skills

Can structure and standardize estimating processes for repeatability and consistency. Able to identify errors and omissions in construction documents and correct takeoffs accordingly. Experience with version control, scope alignment, and option management in production settings.
