Job Description
Summary
The Special Projects Superintendent manages field operations, site logistics, and planning for special projects within Abbott’s Commercial Interiors group. These projects are typically performed inside occupied, operating buildings—active offices, labs, and other client environments—where work must be carefully planned and sequenced around occupants, tenants, and building operations. The Superintendent is responsible for planning and directing the work through final completion and closeout, keeping clients and the project team informed through clear and consistent written communication, and leading the field in alignment with our core values.
The majority of the work for this position is performed off hours, primarily on night shift and weekends.
Primary Duties
Sit Logistics & Planning
- Develop written site logistics plans for each project, including building access, material deliveries, staging, protection, waste removal, and work-area phasing.
- Plan and schedule off-hours work (nights and weekends) to minimize disruption to building occupants and operations.
- Coordinate building access, security escorts, badging, elevator reservations, and loading dock time with building management and security teams.
- Develop and maintain look-ahead schedules and work sequencing for short-duration, fast-paced special projects.
- Own the overall project approach and pre-construction planning with subcontractors, suppliers, and vendors in developing and updating project schedules and logistics plans.
- Participate in pre-construction, site walks, and project acquisition initiatives as requested.
Working in Occupied Environments
- Plan and execute work in occupied and operating facilities while maintaining safety, security, cleanliness, and control of noise, dust, and odors.
- Implement owner-required protection measures and interim life safety measures where applicable.
- Coordinate system shutdowns and service interruptions with owners, property managers, and building engineers, providing advance written notice.
- Ensure work areas are left clean, safe, and fully operational for occupants at the end of every shift.
- Serve as a professional, courteous representative of Abbott with tenants, building staff, and security personnel.
Building Systems (MEP & Controls)
- Apply a functional understanding of building mechanical, electrical, plumbing, fire protection, and life safety systems to plan and coordinate the work.
- Understand building automation and controls systems well enough to coordinate tie-ins, shutdowns, and restarts with building engineers and controls contractors.
- With assistance from MEP partners, create and plan building system shutdowns using a detailed Method of Procedure (MOP), including sequencing, isolation points, responsible parties, verification steps, and restoration and back-out plans.
- Lead the execution of system shutdowns in the field, actively checking and validating that each MOP step is completed as planned before proceeding to the next.
- Coordinate fire alarm and sprinkler impairments, fire watch, and system testing in accordance with building and authority having jurisdiction (AHJ) requirements.
- Identify existing conditions and system conflicts in advance and communicate risks to the project team.
- Oversee MEP trade coordination, inspections, testing, start-up, and turnover.
Documentation & Reporting
- Prepare and maintain daily reports documenting work completed, manpower, deliveries, inspections, issues, and safety observations.
- Issue written weekly reports summarizing progress, upcoming work, schedule status, and open items.
- Provide project-level reporting and closeout documentation, including photo documentation, as-built information, and punch list status.
- Document existing conditions with photographs before work begins and upon completion.
- Communicate clearly and promptly by email with clients, building management, architects, engineers, and the project team, including pre-shift notices and post-shift summaries.
Field Leadership & Safety
- Act as the primary leader of the jobsite during off-hours shifts.
- Develop, update, monitor, and execute the project safety plan, including site-specific requirements for off-hours and occupied-building work.
- Determine field personnel assignments and coordinate staffing needs with the Field Operations Manager.
- Lead the development of field staff, including foremen, carpenters, and laborers.
- Optimize field crews to achieve maximum craft productivity; understand production rates and unit costs for all direct work.
- Demonstrate knowledge of all applicable codes, regulations, and compliance requirements governing the project.
Work Schedule
This position works primarily night shift and weekends. Candidates should expect the majority of work to be performed outside normal business hours, with schedules that vary based on project and client needs. Periodic daytime availability is required for site walks, coordination meetings, and client meetings.
Qualifications
