  • Partner with Executive Directors and the Regional Director of Operations on the recruiting, interviewing and selection of maintenance leaders.
  • Onboard, train and develop Maintenance Directors on building systems, compliance requirements, work order management and department standards.
  • Serve as Interim Maintenance Director when a community has a vacancy or extended leave, and keep operations running without disruption.
  • Act as a hands-on, working leader who models quality workmanship and professional appearance.

Regulatory Compliance and Life Safety

  • Make sure all required fire, disaster and emergency drills are completed and documented on schedule.
  • Prepare communities for state surveys, fire marshal inspections and Life Safety Code surveys, and lead corrective action plans when deficiencies are cited.
  • Maintain complete, organized and survey-ready logs, inspection records and vendor documentation for fire alarm, sprinkler, generator, elevator, kitchen hood and other regulated systems.

Preventive Maintenance and Building Systems

  • Set the standard for, and audit, the preventive maintenance program at every community so it meets state and federal guidelines.
  • Oversee the condition and performance of building systems, including HVAC, plumbing, electrical, boilers, water heaters, emergency generators, fire alarm and sprinkler systems, nurse call and door security systems.
  • Monitor work order completion in the maintenance management system and make sure daily assignments and resident requests are closed out promptly.
  • Ensure floor care, grounds, common areas, courtyards and resident rooms are maintained to company standards.
  • Review quality control sheets and inspect department work, and address conditions that do not meet standards.
  • Reassign staff and resources as needed during emergencies.

Capital Projects and Project Management

  • Plan and manage renovation, repair and capital improvement projects from scope through completion.
  • Develop project scopes, timelines and budgets; obtain and compare bids; and recommend contractors.
  • Coordinate contractors, vendors and inspectors, and minimize disruption to residents and daily operations during construction.
  • Track project progress, costs and quality, and report status to the Regional Director of Operations.

Budget, Purchasing and Vendor Management

  • Review maintenance budgets, spend downs and expense reports monthly for every community and take action on variances.
  • Order and account for maintenance supplies, parts and equipment under the direction of the Regional Director of Operations.
  • Manage relationships and service agreements with outside vendors and contractors, and verify that work is completed as contracted.

Safety and Emergency Preparedness

  • Oversee the Safety Committee at every community and review meeting minutes monthly to confirm the safety calendar is followed.
  • Promote safe work practices, proper equipment operation and care, and safe chemical handling.
  • Support emergency preparedness plans and respond to after-hours emergencies such as utility failures, flooding or equipment outages.

Quality Assurance, Reporting and Policy

  • Participate in the quality assurance program and attend scheduled QA meetings.
  • Help develop, review and update maintenance policies and procedures, and interpret them for staff and other departments.
  • Prepare and submit all required reports to the Regional Director of Operations.
  • Serve on committees as required by regulation or as requested by the Regional Director of Operations.
  • Attend required in-service meetings and pursue continuing education to stay current on codes and best practices.
  • Perform other duties as assigned. Specific duties may be adjusted by the Regional Director of Operations to meet the needs of each community.

  • Strong written and verbal communication skills and the ability to work well with residents, families, staff and outside professionals.
  • Ability to organize, prioritize and manage responsibilities across multiple sites.

Preferred

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
