Maintenance Manager – The Maverick in Monument, Colorado

The Maintenance Manager leads daily maintenance operations for a Class A multifamily community, ensuring the property is well-maintained, safe, and operating in alignment with Thompson Thrift’s quality, safety, and service standards. This role plays a key part in preserving asset value, supporting operational performance, and delivering a high-quality resident experience.

Your Role as a Maintenance Manager

As a Service Manager, you will lead day-to-day maintenance operations for an assigned community, providing hands-on direction to the service team while ensuring the property’s physical assets are maintained to the highest standards.

This role is responsible for executing preventative maintenance, managing service workflows, and driving operational efficiency through strong planning, prioritization, and follow-through. You will play a critical role in resident satisfaction, asset preservation, and overall property performance by ensuring timely service delivery, minimizing downtime, and supporting occupancy goals.

You will collaborate closely with community management, vendors, and internal partners to deliver consistent, high-quality service and support the long-term value of the community.

Key Responsibilities

  • Lead, coach, and support maintenance technicians to ensure high-quality work, accountability, and timely completion of task.
  • Oversee and actively participate in daily maintenance operations, including service requests, preventative maintenance, and apartment make-readies
  • Ensure service requests are completed within established timelines, prioritizing urgent issues and maintaining accurate documentation of completion
  • Manage the apartment turn process to support efficient make-ready timelines, reduce vacancy downtime, and protect revenue performance
  • Execute and maintain a preventative maintenance program, including regular inspections of building systems, equipment, and common areas
  • Conduct routine inspections of occupied and vacant units to proactively identify maintenance needs, mitigate risk, and maintain asset quality
  • Monitor maintenance workflows, service delivery, and team productivity to support operational efficiency and consistent performance outcomes
  • Support maintenance budget management by monitoring expenses, controlling inventory, and promoting cost-effective operations
  • Partner with community management to ensure a high level of resident service, timely resolution of maintenance concerns, and support of retention efforts
  • Ensure compliance with safety standards, OSHA regulations, Fair Housing requirements, and company policies
  • Maintain accurate records of maintenance activities, equipment repairs, and capital components
  • Coordinate with vendors and contractors, including obtaining bids, overseeing work, and ensuring quality, timeliness, and cost control
  • Support emergency response efforts and ensure appropriate on-call coverage for urgent maintenance needs

Our Ideal Candidate for this Role

Education

  • High school diploma or GED required; equivalent experience considered

Certifications

  • EPA certification required
  • Certified Pool Operator (CPO) certification preferred
  • HVAC certification preferred

Experience & Requirements

  • Minimum of 4 years of experience in apartment or property maintenance
  • At least 2 years of experience in a supervisory or lead maintenance role preferred
  • Experience with Class A, new construction, or luxury multifamily communities preferred
  • Availability for on-call emergencies and proactive approach to problem solving
  • A valid driver’s license and reliable vehicle is required for this role for the purpose of on-call emergencies
  • Must be willing to perform additional duties such as snow removal, unit touch up cleans, and upkeep of amenity areas
  • Must be able to meet the physical requirements of the role, including frequent lifting of 50 to 80 pounds and occasional lifting up to 100 pounds, with or without reasonable accommodation
  • General awareness of transparent, upfront communication of rent, fees, and resident services is a plus. (For Colorado Applicants)
