Job Description

POSITION SUMMARY - Recruiting All Levels

The Commissioning Agent (CxA) is a highly specialised technical professional responsible for overseeing and executing the commissioning process across a range of building systems. Acting as an independent third party, the CxA works closely with building owners, design teams, contractors, and facility staff to ensure that all mechanical, electrical, plumbing, and control systems are installed, tested, and operating efficiently and reliably in accordance with the Owner's Project Requirements (OPR), Basis of Design (BoD), and contract documents—before the building is handed over.

KEY RESPONSIBILITIES

1. Commissioning Planning

  • Develop and implement comprehensive, project-specific Commissioning Plans that outline scope, objectives, and commissioning strategies. Development, maintenance and change control of the OPR and BoD to form the basis of all commissioning validation and acceptance activities.
  • Establish and document building performance goals in quantifiable terms during the pre-design stage.
  • Validate CAS and ensure all testing and Cx Activities are incorporated into the PTB.
  • Coordinate commissioning activities across all project phases: pre-design, design, construction, acceptance, and post-occupancy.

2. Design & Document Review

  • Review design documents (drawings, specifications, and submittals) to ensure commissionability and identify potential issues or discrepancies, introducing structured design-stage review gates aligned with the OPR and BoD, including formal tracking and close-out of commissioning observations through the design process
  • Verify that equipment submittals and measured performance are consistent with specifications and the client's operational requirements. Acceptance criteria should be clearly defined within the Commissioning Specification to minimise subjective interpretation during testing, validation and handover activities
  • Provide commissioning input during design reviews to optimise system performance and energy efficiency.

3. Site Inspections & Testing

  • Conduct on-site observations and inspections to verify that equipment installation matches approved designs.
  • Perform and witness Pre-Functional Checks (PFC), Functional Performance Tests (FPT), and system performance verifications.
  • Oversee integrated systems testing to confirm cross-system operability.
  • Identify and document system deficiencies; work collaboratively with the project team to develop and implement corrective actions.
  • Verify the completion of all commissioning activities and deficiency resolutions.

4. Meetings & Stakeholder Communication

  • Plan, chair, and document weekly project commissioning meetings.
  • Maintain open communication between engineers, contractors, sub-contractors, and owners throughout the project lifecycle.
  • Report project deficiencies and corrective actions clearly to the Owner and project team through weekly reporting.
  • Provide technical guidance and support to the project team throughout the commissioning process.

5. Documentation & Reporting

  • Prepare comprehensive commissioning reports that clearly document the commissioning process, findings, and recommendations.
  • Maintain accurate and organised commissioning documentation and issue logs throughout the project.
  • Contribute to the Final Commissioning Report at project close-out.
  • Document results for green building certification purposes (e.g., LEED, BREEAM).

6. Training & Handover

  • Coordinate and support training of facility operations and maintenance staff on commissioned systems.
  • Ensure all O&M documentation, as-built drawings, and systems manuals are complete and accurate at handover.
  • Recommend implementation of ongoing post-occupancy commissioning to ensure long-term system performance.

7. Standards & Continuous Improvement

  • Stay up-to-date on industry standards, best practices, and technological advancements in building commissioning (e.g. CIBSE Guide M, ASHRAE Guideline 0, ASHRAE Guideline 1.x series).
  • Support energy efficiency optimisation by identifying inefficiencies before they become costly issues.
  • Verify that building performance aligns with ESG and sustainability goals.

QUALIFICATIONS & EXPERIENCE

Education

  • CSA Grades 1 to 3, Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or a related discipline; or equivalent professional experience.

Experience

  • Minimum 5 years of relevant experience in building commissioning or MEP systems.
  • Mechanical or Electrical specialism. Demonstrated progressive responsibilities in the commissioning of HVAC, electrical, plumbing, and Building Automation Systems (BAS/BMS).
  • Proven track record of executing commissioning activities on commercial, institutional, or industrial projects.

Certifications (Preferred)

  • Certified Commissioning Professional (CCP) – ASHRAE or equivalent.
  • Building Commissioning Association (BCxA) certification.
  • LEED Accredited Professional (LEED AP) – desirable.
  • Any relevant national or regional commissioning body certification.

Technical Skills

  • Strong working knowledge of HVAC, mechanical or electrical, plumbing, and Building Automation/Control systems.
  • Ability to read and interpret construction drawings, specifications, and sequences of operations.
  • Proficiency in commissioning software and documentation tools (e.g., CxAlloy, Procore, BIM 360 or similar).
  • Familiarity with ASHRAE Guideline 0 commissioning process framework.
  • Knowledge of green building standards and certification requirements (LEED, BREEAM, etc.).

Core Competencies

  • Excellent analytical and problem-solving skills with strong attention to detail.
  • Effective written and verbal communication skills for reporting and stakeholder engagement.
  • Ability to write clear, professional commissioning reports, test procedures, and technical documentation.
  • Strong organisational and time-management skills with the ability to manage multiple priorities.
  • Collaborative team player with a proactive, solution-oriented mindset.

WORKING PATTERNS / LOCATION

  • Combination of office-based work and regular site visits throughout the construction and commissioning phases.
  • Travel to project sites required; frequency depends on project scope and location.
  • May be required to work extended hours during critical commissioning and testing milestones.
  • Must be able to work safely in an active construction environment and comply with all site HSE requirements.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
