Buscamos um(a) Coordenador(a) de Operações com formação em Engenharia, experiência em operações de shopping centers, perfil de liderança e forte atuação técnica para garantir a excelência operacional do Boulevard Shopping Bauru.

O profissional será responsável pela coordenação das atividades de manutenção, infraestrutura, conservação e facilities, assegurando a disponibilidade dos sistemas prediais, a segurança das instalações, a eficiência dos serviços e a qualidade dos ambientes do empreendimento.

Atuará em parceria com o Gerente de Operações, liderando equipes próprias e terceirizadas, acompanhando fornecedores e contribuindo para a melhoria contínua dos processos operacionais.

Principais responsabilidades

  • Coordenar as atividades de manutenção preventiva, preditiva e corretiva, garantindo o funcionamento e a confiabilidade dos sistemas e equipamentos do shopping.
  • Supervisionar instalações elétricas, hidráulicas, climatização, CAG, geradores, elevadores, escadas rolantes, automação predial e demais sistemas de infraestrutura.
  • Acompanhar os serviços de limpeza, conservação, paisagismo, manutenção civil e facilities, assegurando os padrões de qualidade do empreendimento.
  • Liderar equipes operacionais próprias e terceirizadas, acompanhando produtividade, escalas, qualidade dos serviços e atendimento às demandas.
  • Garantir o controle e a atualização da documentação técnica e legal, incluindo AVCB, PMOC, ARTs, licenças, laudos e certificados aplicáveis.
  • Acompanhar obras, reformas e implantação de lojas e quiosques, assegurando o cumprimento das normas técnicas e operacionais.
  • Gerenciar contratos e fornecedores, monitorando indicadores de desempenho, níveis de serviço, custos e qualidade das entregas.
  • Apoiar o planejamento e controle do orçamento operacional, identificando oportunidades de otimização de despesas e eficiência energética.
  • Monitorar indicadores de manutenção, consumo de utilidades, disponibilidade dos equipamentos e desempenho operacional.
  • Elaborar relatórios gerenciais e planos de ação, contribuindo para a segurança, eficiência e melhoria contínua da operação.

Requisitos e qualificações

  • Ensino superior completo em Engenharia Civil, Elétrica, Mecânica ou áreas correlatas da Engenharia.
  • Experiência comprovada em Operações e/ou Manutenção de shopping centers (requisito obrigatório).
  • Conhecimento técnico em manutenção predial, infraestrutura e sistemas críticos de shopping centers.
  • Experiência em gestão de equipes operacionais, contratos e fornecedores.
  • Conhecimento das normas técnicas, segurança predial e documentação legal aplicável.
  • Domínio do Pacote Office, especialmente Excel, e ferramentas de gestão de manutenção.
  • Disponibilidade para atuação presencial em Bauru/SP e acompanhamento de demandas operacionais fora do horário comercial, quando necessário.

Diferenciais

  • Conhecimento em gestão orçamentária, fluxo de caixa condominial, CRD e rateio de despesas e utilidades.
  • Experiência com sistemas de climatização, média tensão, geradores e automação predial.
  • Familiaridade com AutoCAD, Power BI e sistemas de gestão de manutenção.
  • Vivência no acompanhamento de obras e implantação de operações comerciais.
  • Pós-graduação ou especialização em Engenharia, Manutenção, Facilities ou Gestão de Ativos.
