About the Opportunity WinnCompanies is looking for an Occupancy Specialist I to join our team at Patrick Sullivan Apartments, a 479-unit senior, affordable housing community located in Chicago, IL.
In this role, you will be responsible for assisting the Property Manager with the initial, interim, and annual tenant recertifications at the property. The pay range for this role is $22.00-$23.00 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM and rotating Saturdays from 8:00AM to 12:00PM.
Responsibilities:
Process initial, interim, and annual resident certifications and recertifications. Conduct resident interviews and collect documentation required to determine eligibility and continued program participation. Verify income, assets, and household information through third-party verification sources and EIV. Prepare and maintain Forms 50058 and 50059 and related compliance documentation. Ensure resident files are accurate, complete, and compliant with HUD, RAD, PBV, tax credit, and other applicable affordable housing program requirements. Maintain accurate resident and prospect information within Yardi property management software. Monitor recertification deadlines and ensure all required notices, reports, and documentation are completed on time. Assist with resident move-ins, transfers, and other occupancy-related activities. Support management during compliance reviews, audits, and inspections conducted by ownership groups, regulatory agencies, and housing authorities. Maintain waitlists and ensure applicant processing complies with fair housing and program regulations. Provide excellent customer service to residents, applicants, and community partners. Perform other duties as assigned.
Requirements:
High school diploma or GED equivalent. 1-3 years of relevant work experience. Minimum of 1 year of recertification experience. Experience with HUD, Project-Based Voucher (PBV), Project-Based Section 8, RAD, Public Housing, Housing Choice Voucher (HCV) or similar affordable housing programs. Working knowledge of Forms 50058 and/or 50059. Experience using EIV (Enterprise Income Verification). Experience with Yardi property management software. Strong organizational skills and attention to detail. Excellent verbal and written communication skills. Strong customer service skills. Ability to manage multiple deadlines and maintain regulatory compliance. Must obtain the Rent Calculation certification and RIM (Rental Integrity Monitor) Certification within 120 days of hire if not already certified.
Preferred Qualifications:
Associate's degree. Experience with LIHTC/Tax Credit programs. Affordable housing compliance experience. RIM (Rental Integrity Monitor) Certification. SHCM, COS, CPO, TCS, or similar affordable housing certifications. Knowledge of HUD Handbook and affordable housing compliance regulations.
