Gestionnaire immobilier

Le ou la gestionnaire immobilier(ère) est responsable de la gestion quotidienne et de la performance d’un portefeuille de propriétés résidentielles et commerciales. Ce poste vise à offrir un service exceptionnel aux locataires, à assurer le bon fonctionnement des immeubles, à gérer les budgets, à coordonner l’entretien et les réparations, et à veiller à ce que les propriétés soient exploitées efficacement et conformément aux normes de l’entreprise.

Principales responsabilités

  • Assurer la gestion quotidienne d’un portefeuille de propriétés assigné.
  • Établir et maintenir des relations positives avec les locataires, répondre rapidement à leurs demandes et résoudre les problèmes soulevés.
  • Coordonner les travaux d’entretien, les réparations et les programmes d’entretien préventif.
  • Effectuer des inspections régulières des propriétés et veiller au maintien d’un niveau élevé de qualité des immeubles.
  • Superviser les fournisseurs de services et les entrepreneurs, en s’assurant de la qualité des travaux et du respect des obligations contractuelles.
  • Suivre les dépenses d’exploitation des propriétés et participer à la préparation des budgets d’exploitation annuels.
  • Examiner les factures, approuver les dépenses dans les limites de l’autorité déléguée et assurer le suivi de la performance budgétaire.
  • Coordonner les emménagements, les déménagements, l’administration des baux et les questions liées à l’occupation des locaux.
  • Veiller au respect de la législation applicable, des exigences en matière de santé et sécurité ainsi que des politiques de l’entreprise.
  • Collaborer étroitement avec les équipes des opérations, de la comptabilité, de la location et de l’entretien afin de soutenir la performance du portefeuille.
  • Maintenir à jour les dossiers immobiliers, les contrats de services et la documentation opérationnelle.
  • Participer à la réalisation de projets d’immobilisation et d’amélioration des immeubles.
  • Préparer des rapports opérationnels réguliers et communiquer la performance des propriétés à la direction

Qualifications

  • Diplôme d’études collégiales ou universitaires en gestion immobilière, administration des affaires, immobilier ou dans un domaine connexe.
  • De 3 à 5 ans d’expérience en gestion immobilière commerciale et/ou résidentielle.
  • Bonne connaissance des opérations immobilières, de la coordination de l’entretien et des relations avec les locataires.
  • Expérience dans la gestion des budgets d’exploitation et des contrats de services.
  • Excellentes aptitudes en communication, en organisation et en résolution de problèmes.
  • Maîtrise de Microsoft Office et des logiciels de gestion immobilière (une expérience avec Yardi constitue un atout).

Property Manager

Position Summary

The Property Manager is responsible for the day-to-day management and performance of a portfolio of residential and commercial properties. This role focuses on delivering exceptional tenant service, maintaining building operations, managing budgets, coordinating maintenance and repairs, and ensuring properties are operated efficiently and in compliance with company standards.

Key Responsibilities

  • Manage the daily operations of an assigned portfolio of properties.
  • Build and maintain positive relationships with tenants, responding promptly to inquiries and resolving issues.
  • Coordinate maintenance, repairs, and preventative maintenance programs.
  • Conduct regular property inspections and ensure buildings are maintained to a high standard.
  • Oversee service providers and contractors, ensuring quality of work and compliance with contractual obligations.
  • Monitor property operating expenses and assist with annual operating budgets.
  • Review invoices, approve expenses within delegated authority, and monitor budget performance.
  • Coordinate tenant move-ins, move-outs, lease administration, and occupancy matters.
  • Ensure compliance with applicable legislation, health and safety requirements, and company policies.
  • Work closely with the Operations Manager, Accounting, Leasing, and Maintenance teams to support portfolio performance.
  • Maintain accurate property records, service contracts, and operational documentation.
  • Assist with capital projects and building improvement initiatives.
  • Prepare regular operational reports and communicate property performance to management.

Qualifications

  • Diploma or degree in Property Management, Business Administration, Real Estate, or a related field.
  • 3–5 years of experience in commercial and/or residential property management.
  • Strong knowledge of building operations, maintenance coordination, and tenant relations.
  • Experience managing operating budgets and service contracts.
  • Excellent communication, organizational, and problem-solving skills.
  • Proficiency in Microsoft Office and property management software (Yardi experience is an asset).
