The posting

Qiddiya Investment Company (QIC), wholly owned by the Public Investment Fund, is developing Qiddiya — a giga-project and Saudi Arabia's future capital of entertainment, sports and culture. The Investments team leads direct investments, real assets, strategic partnerships, and monetization and co-investment opportunities, and is building out QIC's Investment Management function.

Two core mandates: - Work with QIC's internal departments to identify assets and opportunities that can be taken to market, build the financial model, equity story and investor collateral, and execute capital raising with institutional investors and family offices, regionally and globally.

- Structure and execute joint ventures, partnerships and selective investments or acquisitions in companies and operators that strengthen the Qiddiya ecosystem.

Monetization • Work closely with Development, Asset Management, Finance, Strategy and sector teams to identify and screen assets and opportunities suitable for third-party capital. • Assess monetization readiness — business plan, cash-flow profile, structure, governance and legal/regulatory considerations — and define the path to market. • Build investor-grade financial models, valuation and returns analysis. • Develop the equity story and investment thesis for each opportunity. • Prepare external collateral: teasers, information memoranda, investor presentations, data rooms and investor Q&A. • Recommend and design transaction structures, such as asset-level stake sales, co-investment, platform JVs, fund vehicles, sale-and-leaseback and listed vehicles. • Run investor processes end-to-end: target lists, outreach, NDAs, management meetings, bids, negotiation and closing. • Coordinate external advisers (investment banks, legal, financial, tax and technical). • Build and maintain relationships and a pipeline across sovereign wealth funds, pension funds, insurers, asset managers, PE/infrastructure/real estate funds and family offices.

Strategic investments • Evaluate and execute joint ventures, strategic partnerships and minority or majority investments in companies and operators relevant to Qiddiya's ecosystem (entertainment, sports, culture, hospitality and related sectors). • Build business cases, valuations and deal structures that balance strategic value with financial returns. • Lead due diligence and negotiate term sheets, shareholder agreements and JV agreements alongside Legal. • Support post-transaction governance, partner management and value creation.

Governance • Evaluate and execute joint ventures, strategic partnerships and minority or majority investments in companies and operators relevant to Qiddiya's ecosystem (entertainment, sports, culture, hospitality and related sectors). • Build business cases, valuations and deal structures that balance strategic value with financial returns. • Lead due diligence and negotiate term sheets, shareholder agreements and JV agreements alongside Legal. • Support post-transaction governance, partner management and value creation. Stakeholder management • Lead and review the work of Analysts, Associates and Managers; set a high bar for analytical rigour and output quality. • Act as the bridge between internal asset owners and the external investment community, keeping stakeholders aligned through each process.

Requirements

Qualifications & Experience Essential • +15 years of experience in corporate finance and investments. • Bulge-bracket investment banking experience (M&A and/or capital markets), and/or private equity experience. • Demonstrable track record in capital raising / fundraising, asset sales and M&A, from preparation to close; candidates should be able to present a deal sheet. • Capital markets experience (ECM, DCM or private capital markets). • Strong, active network with institutional investors and family offices, both regional and global. • Expert financial modelling and valuation, and the ability to craft a compelling equity story and investor materials. • MSc Finance, MBA (Finance) and/or CFA charterholder. • Excellent written and verbal English, with IC- and board-quality writing. Preferred • Experience in real assets, leisure, entertainment, hospitality, sports or infrastructure. • GCC / KSA transaction experience and familiarity with the regional regulatory landscape. • Experience working inside a large developer, sovereign fund or corporate, alongside internal asset teams.

Education:

  • Bachelor's degree in Finance, Accounting, Economics, or a related field.
  • MBA, CFA, or equivalent qualifications preferred.
  • Strong technical expertise in banking or investment management is essential.

Experience:

  • +7 years in investment management, financial modelling, or M&A advisory (preferably in real estate or private equity).
  • Experience in corporate finance, M&A modelling, and deal structuring, with a focus on real estate.
  • Strong experience from boutique investment banks or large real estate funds.
  • Prior exposure to the GCC region is highly desirable.

Technical Skills:

  • Proficiency in financial modelling, Excel, and corporate finance.
  • Familiarity with banking terminology and M&A processes.

Industry Knowledge:

  • Strong understanding of real estate investment strategies, trends, and market conditions in the GCC region.
  • Understanding of portfolio management and investment analysis.

Language Skills:

  • Fluency in English is required.
  • Proficiency in Arabic is a plus.
