About the Role

We’re seeking an experienced, hands-on Chief Engineer to lead the technical opening, turnover, and ongoing operation of a new luxury residential building. This is an opportunity to build the engineering function from the ground up, establish reliable operating practices, and ensure the property is safe, efficient, and fully prepared for residents.

The Chief Engineer will work closely with the General Manager, development and construction teams, vendors, consultants, residents, and association leadership. This role combines strong technical expertise with leadership, planning, vendor management, and a commitment to exceptional service.

WHAT YOU’LL DO

  • Lead engineering activities throughout construction turnover, commissioning, inspections, punch-list completion, and building acceptance.
  • Review turnover documentation and establish comprehensive asset records, warranties, equipment information, and maintenance requirements.
  • Develop and implement preventive maintenance programs, work-order processes, operating procedures, and emergency protocols.
  • Oversee daily maintenance operations, building systems, inspections, repairs, recurring maintenance, and equipment performance.
  • Monitor HVAC, electrical, plumbing, fire and life safety, generators, elevators, controls, domestic water, garage systems, and other critical building infrastructure.
  • Establish maintenance schedules and ensure required inspections, testing, documentation, and regulatory requirements are completed.
  • Manage engineering vendors and contractors, including scopes of work, proposals, contracts, scheduling, service quality, invoices, and performance.
  • Lead and develop the engineering/maintenance team through hiring, training, scheduling, coaching, and performance management.
  • Maintain a strong safety culture and ensure compliance with applicable building, fire, environmental, and workplace safety requirements.
  • Assist with operating and reserve budgets, monitor expenses, identify cost-saving opportunities, and provide recommendations for repairs, replacements, and capital projects.
  • Respond to building emergencies and participate in after-hours/on-call coverage as required.
  • Partner with management and resident-facing teams to coordinate service, planned outages, in-unit work, and building communications with minimal disruption to residents.

Requirements

  • 5+ years of progressive building engineering or facilities experience, preferably in a high-rise residential, luxury condominium, hospitality, commercial, healthcare, or similarly complex environment.
  • 2+ years of supervisory or lead-engineer experience managing teams, vendors, schedules, and service delivery.
  • Strong knowledge of HVAC, electrical, plumbing, pumps, controls, fire and life safety, generators, elevators, access systems, and general building maintenance.
  • Experience with CMMS/work-order systems, asset management, and preventive maintenance programs.
  • Strong vendor and contractor management experience, including scopes, proposals, field supervision, contracts, and invoice review.
  • Ability to read plans, specifications, as-built drawings, equipment manuals, and commissioning documentation.
  • Strong communication, organization, documentation, troubleshooting, and customer service skills.
  • Availability for emergencies, scheduled shutdowns, after-hours response, and rotating on-call coverage.

PREFERRED QUALIFICATIONS

  • Experience opening, commissioning, or stabilizing newly constructed residential buildings.
  • EPA Universal certification and/or relevant state or local licenses.
  • OSHA 10/30, Certified Pool Operator, or other relevant technical certifications.
  • Experience with building automation systems, energy management, water treatment, utility analysis, and warranty administration.
  • Experience working with developers, construction teams, association boards, and residents in a luxury residential environment.

PHYSICAL REQUIREMENTS

  • Regularly walk the property and access mechanical rooms, roofs, equipment areas, stairs, and ladders.
  • Frequently stand, bend, reach, kneel, and perform hands-on inspections or maintenance activities.
  • Lift and carry up to 50 pounds.
  • Work safely around moving equipment, electrical and water systems, varying temperatures, noise, dust, odors, and maintenance chemicals using required safety procedures.
