The posting

We are looking for:

A senior leadership role accountable for the delivery of Square One's entire construction portfolio. The Head of Project Management leads and develops the team of Project Managers, ensuring every residential development is delivered from ground-breaking through to commissioning and handover on time, within budget, and to Square One's quality standards, while building the delivery capability needed.

What will you do:

  • Portfolio Delivery Leadership: Take overall ownership of the construction phase across all active developments, setting delivery priorities and allocating Project Managers to projects based on scale, complexity, and risk.
  • Team Leadership & Development: Lead, coach, and performance-manage the PM team; define clear objectives, conduct regular reviews, and build a strong succession pipeline as the portfolio grows.
  • Execution Parameters: Set and enforce the budget, timeline, and quality baselines for every project; rigorously monitor progress against them and intervene early when a project drifts.
  • Contractor Management: Act as the senior escalation point for main contractors and subcontractors; lead commercial and technical negotiations, resolve disputes, and hold contractors accountable to contract terms.
  • Financial Oversight: Review and approve project cost analyses, cash-flow forecasts, variation orders, and interim payment certificates in coordination with Procurement and Finance.
  • Standards, Systems & Reporting: Establish standardised PM processes, templates, MS Project programmes, and reporting; deliver a consolidated monthly portfolio report to the Technical Director.
  • Information Flow: Ensure seamless technical correspondence, document control, and data flow between site and office, and between Project Management, Pre-Construction, Procurement, Sales, and Legal.
  • Site Inspections & Troubleshooting: Attend key progress meetings and conduct regular site inspections across all projects to resolve bottlenecks and technical issues promptly.
  • Compliance & Safety: Enforce compliance with Cyprus building codes, permit conditions, QA/QC policies, and health & safety legislation across every site.
  • Handover & Delivery: Oversee commissioning, snagging, completion certification, and final handover to buyers, protecting the Square One brand and buyer experience.
  • Pre-Construction Handover: Work closely with the Head of Pre-Construction to receive fully coordinated designs, permits, and tendered contracts, and feed lessons learned back into future projects.

Requirements

Must Have's:

  • Senior Delivery Experience: 10+ years in construction project management, including at least 3–5 years leading a team of Project Managers across multiple concurrent residential or mixed-use developments.
  • Academic Background: Degree in Civil Engineering, Architecture, or a related discipline; registration with ETEK (Cyprus Scientific and Technical Chamber) is highly preferred.
  • Local Market Expertise: Solid understanding of Cyprus construction contracts, local building procedures, permitting, and materials.
  • Commercial Acumen: Proven track record of controlling budgets, managing variations, and negotiating with main contractors.
  • Technical Toolkit: Advanced knowledge of MS Project (essential for programme tracking), AutoCAD, and MS Office.
  • Languages: Fluency in Greek and English is required.
