JOB SUMMARY SoLa Impact is seeking a skilled Maintenance Technician II to perform essential repairs and upgrades across our multi-family rental properties. In this role, you will respond to service calls, complete work orders, and interact directly with residents. You will play a crucial role in ensuring our properties operate efficiently, remain compliant, and provide safe, well-maintained housing for our community.
ESSENTIAL DUTIES
What You'll Do
- Hands-On Maintenance: Perform electrical, plumbing, painting, drywall, carpentry, and janitorial work. Analyze, troubleshoot, and repair residential kitchen appliances, HVAC units, and water heaters.
- Property Compliance: Prepare and maintain HUD portfolio sites to ensure they pass REAC inspections and meet HUD NSPIRE standards.
- Service & Response: Respond promptly to daily work orders, service calls, property inspections, and emergency maintenance issues.
- Shop & Inventory Management: Manage a fully functioning maintenance shop. Track inventory, order supplies within budget, and ensure job sites are left clean and free of debris.
- Team Collaboration & Leadership: Mentor and train Maintenance Technician I staff. Collaborate seamlessly with Property Management, Compliance, Construction, and Purchasing departments.
- Preventative Care: Schedule and execute preventative maintenance on equipment, exterior structures, and drainage systems.
- Complete other tasks and projects as assigned.
Requirements
- Must have 3 to 5 years of hands-on residential maintenance experience.
- Must have fluency in both English and Spanish.
- Must have strong mechanical aptitude and general knowledge of residential repair techniques (plumbing, electrical systems, carpentry, and appliances).
- Must have reliable transportation to travel between assigned property locations.
- Must have excellent communication and customer service skills to build trust and rapport with residents.
- Must have a strong understanding of compliance requirements for REAC inspections and HUD properties.
- Must have hands-on experience using hand tools, power tools, and mechanical equipment safely.
- Must have a foundational understanding of residential environmental hazards, including asbestos, lead, and mold.
- Must have the ability to work effectively and independently in a fast-paced, demanding environment while following directions courteously.
