Are you a dynamic property management leader who thrives in fast-paced, high-touch environments? The Coral Company is seeking an experienced Association Manager to lead operations for a portfolio of 6-10 HOA/COA residential communities to build strong client relationships and deliver exceptional resident experiences.

This is an opportunity for a highly organized, proactive leader who can confidently manage people, manage the daily property management activities, anticipate operational needs before they arise, and bring energy, accountability, and professionalism to every interaction.

What You’ll Do

  • Portfolio Operations & Association Management: Oversee the day-to-day operations and operational performance of an assigned portfolio of residential HOA and COA community associations with a focus on organization, efficiency, and service excellence.
  • Board Relations & Governance: Serve as the primary relationship manager for Board members, clients, residents, and vendors. Prepare for and attend monthly and annual association board meetings, enforce community rules, and manage resident violations fairly and consistently.
  • Financial & Budget Management: Create and manage annual operating and capital expenditure budgets. Monitor and assist with financial reporting, variance explanations, invoice approvals, insurance oversight, and association dues/accounts receivable collections.
  • Maintenance & Vendor Partnerships: Oversee community visits, property inspections, and preventative maintenance programs. Solicit competitive vendor bids, negotiate contracts to ensure quality service and cost-efficiency, and oversee capital improvement projects.
  • Team Leadership & Development: Lead, motivate, and develop assistant association managers and on-site team members across operations, maintenance, and customer service. Handle recruitment, onboarding, training, payroll, scheduling, and performance evaluations.
  • Customer Service & Urgent Response: Maintain exceptional attention to detail, proactive challenge resolution, and a prioritized to-do list for each community. Deliver polished, highly responsive written and verbal communication, and respond confidently and quickly to 24/7 property emergencies.

What We’re Looking For

Qualifications & Skills

  • Experience: 3+ years of residential association (HOA/COA) property management experience, ideally managing a portfolio of 500–1,000 units. A college degree in Business Management or a related field is preferred.
  • Technical Proficiency: High computer literacy, including strong command of Microsoft Office programs, PDF software, and property financial software.
  • Leadership & HR: Demonstrated experience managing, motivating, and developing people, including full-cycle HR functions (recruiting, onboarding, training, payroll, timekeeping, and performance management).
  • Work Style & Environment: Proven ability to work both independently and collaboratively. Must maintain a dedicated home office and possess reliable transportation to travel to communities within your assigned portfolio and the corporate office as needed throughout the week.
  • Core Competencies: Exceptional organizational and time-management skills with the ability to self-manage projects independently, prioritize tasks, and meet strict deadlines.
  • Communication & Service: Professional, responsive verbal and written communication skills paired with a high-level passion for customer-centric service.
  • Personal Attributes: Highly detailed, flexible, adaptable to change, and possessing a strong work ethic with a reliable commute to assigned locations.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
