一、设施设备全周期管理 1.日常运维与保养：负责综合办公室内消防设备、供配电系统、电梯、给排水、暖通空调等全专业设施的日常运行、巡检、维修及预防性保养，保障园区活动临时供电，确保各系统高效、安全、稳定运行。 2.制度与标准制定：制定并完善设施设备管理制度、操作规程、预防性维护计划及应急预案，优化设备能效，降低故障率及运营成本；同时建立并维护质量管理体系，对现场质量管控和文件体系进行整体策划。 3.施工改造与项目管理：统筹园区施工改造项目，评估项目预算，明确进度和质量交付标准；负责小工程改造项目方案编制，审核工程图纸、施工方案及技术规范，监督实施过程中的质量、进度、安全、环保及合规性，具备多项目并行管理能力。 4.供应商与预算管理：筛选并管理第三方服务商（物业、消防、电梯等），组织招标、合同拟定、备件采购计划，制定服务标准与考核机制；编制年度设施运维及工程改造预算，监控执行情况，通过技术优化或流程改进实现降本增效。 二、安全与环境管理（EHS） 1.安全体系与风险管控：制定和完善EHS规章、操作守则、培训计划；识别现场环境因素及风险源，建立预防控制措施；监督检查现场环境健康安全操作情况，制止并纠正违规行为，推动改善计划落地。 2.消防专项管理：负责消防设备设施的大、中修及优化改造方案审核，监督实施；跟进维保单位过程实施及结果达成，确保符合设计和规范要求；对接并负责项目EHS消防外审及日常管理。 3.应急与合规：建立楼宇机电设备安全管理制度及应急预案，定期组织演练；紧急事件发生时迅速组织应急维修，上报并尽快恢复运行；确保设施管理符合消防、供电、环保等法规及标准要求。 三、对外协调与综合支持 对外关系与合规对接：负责对接供电局、消防等外部单位，维护公司利益；配合EHS及消防外部检查，落实整改要求。 团队与文档管理：具备团队管理组织能力，安排日常维修保养工作并监督实施结果；使用办公软件做好记录、报告及档案管理。

1.学历专业：本科及以上学历，电气、安全、暖通等工科专业优先。 2.工作经验：5年以上大型企业（10万平米以上知名写字楼、办公园区、综合体等甲方）设施设备综合管理及EHS/消防管理经验；有外企、国际工程咨询公司（如五大行）或国内头部项目管理公司背景者优先。 3.职称资质：持有中级及以上专业职称或注册安全工程师、消防工程师证书者优先。 4.专业知识： （1）精通供配电、空调、电梯、弱电、给排水、消防等系统的接管验收、运行维护、故障处理及改造技术； （2）熟悉质量管理体系（ISO14001）、职业健康安全管理体系（OHSAS18001）、及EHS相关法规； （3）熟悉消防安全、交通安全、机械安全基础知识，掌握消防系统各组成部分功能、原理及材料性能。 5.技能与能力： （1）具备工程管理、安全生产管理计划的编制能力，熟悉相关标准法规； （2）出色的跨部门协调与供应商谈判能力，能妥善处理应急事件； （3）主动性、沟通协调能力强，具备团队管理组织能力； （4）熟练使用各类办公软件。 6.职业素养：良好的职业操守和个人素养，工作积极主动、热情待人，适应快节奏、高标准的工作环境。
