The posting

Empresa dedicada principalmente a realizar acabados, remodelaciones y diseño interior de apartamentos, especialmente en viviendas VIS y VIP en Bogotá. Se encuentra en búsqueda de un Coordinador de Obras para sumarse a su equipo de trabajo.

Objetivo del cargo

Coordinar y controlar integralmente la ejecución de las obras de acabados residenciales de la empresa en Bogotá y Soacha, asegurando el cumplimiento de cronogramas, calidad, presupuesto y estándares de entrega. Será responsable de organizar contratistas y cuadrillas, planificar materiales, hacer seguimiento simultáneo a múltiples apartamentos y mantener actualizada la información de cada proyecto.

Funciones principales

Planeación y coordinación de obras

  • Coordinar simultáneamente más de 30 obras en diferentes etapas de ejecución.
  • Elaborar y hacer seguimiento al cronograma maestro de obras, actividades, recursos y fechas de entrega.
  • Definir prioridades y asignar cuadrillas y contratistas según las necesidades de cada proyecto.
  • Identificar anticipadamente riesgos, retrasos, cuellos de botella y necesidades de recursos.
  • Planificar recorridos y realizar visitas de seguimiento a las diferentes obras

Supervisión de acabados y control de calidad

  • Supervisar la correcta ejecución de actividades de los acabados
  • Verificar que los trabajos cumplan con los estándares de calidad establecidos.
  • Aprobar o rechazar avances y entregas parciales de contratistas.
  • Controlar rendimientos, tiempos de ejecución y cumplimiento de contratistas.
  • Detectar y gestionar reprocesos, novedades y pendientes.

Seguimiento y reportes

  • Elaborar reportes periódicos para Dirección General sobre avance, cronograma, riesgos, costos y necesidades.
  • Proponer mejoras en los procesos y herramientas de control de la operación.
  • Mantener comunicación con clientes, administraciones de conjuntos y constructoras.
  • Coordinar la entrega final de los apartamentos
  • Gestionar pendientes, garantías y requerimientos de postventa.
  • Velar por el cumplimiento de las normas de seguridad y salud en el trabajo y reglamentos de las copropiedades.

Requisitos indispensables

  • Profesional o tecnólogo en Arquitectura, Ingeniería Civil, Construcción o carreras afines.
  • Mínimo 3 años de experiencia en acabados de construcción residencial y al menos 1 año coordinando varias obras simultáneamente.
  • Experiencia manejando contratistas, maestros y cuadrillas por especialidad.
  • Conocimiento de procesos constructivos de acabados residenciales.
  • Experiencia en lectura e interpretación de planos.
  • Manejo de cantidades de obra, rendimientos y presupuestos.
  • Capacidad comprobada de planeación, organización y priorización de múltiples frentes de trabajo.
  • Contar con Moto/vehículo propia
  • Disponibilidad de tiempo completo y para trabajar bajo horarios de obra.

Contrato de indefinido.
