Amazon Japan Real Estate (JPRE)は成長を続けるAmazon Japanにおいて、カスタマーのニーズに応える全体最適な物流ネットワークを支える物流拠点の調達およびの運用を担うチームであり、グローバル組織であるGlobal Operations Enterprise Services (GOES)に所属しています。このたびJPRE内のReal Estate Contract Management部門 (RECM)にて、Sr.Real Estate Contract Managerを募集します。本ポジションは、定型的な契約管理・システム運用・支払処理といった基礎業務を自律的にこなしたうえで、より難易度の高い契約交渉・プロセス改善・チームへの貢献をリードする役割を担います。

Key job responsibilities 契約管理・システム運用 - 複雑なリース契約書のレビューと重要情報の抽出・分析 - 契約条件のニュアンスを理解し、コスト最適化の機会を特定 - リース管理システム（Tango）への登録・更新を主体的に管理 - 覚書・通知書等の契約変更書類のレビューとシステム反映 - 社内外からの問い合わせ対応（エスカレーション含む） 契約期日管理 - リース契約の満了時期・更新期限・修正契約の賃料開始日等の重要期日を自律的に追跡・管理 - 関係者への期日案内による更新漏れ・満了見落としの防止 - 複数拠点にまたがる契約期日の優先順位付けと管理 支払処理・財務連携 - 敷金・家賃・駐車場・光熱費等の月次支払処理を社内規程に沿って実行 - 財務部・経理部との連携による正確かつ適時の支払実現 - 転貸契約の管理および入金処理 - 支払承認前の事前確認とアドバイスによる問題の未然防止 - チームの支払処理パフォーマンス指標の作成・管理 予算管理・コンプライアンス - 適切な予算確保と支払遅延・契約違反の防止 - 社内支払規程およびリース契約条件の遵守 - 内外の規制監査コンプライアンスのサポート 業務改善・グローバル連携 - 契約管理システムの機能向上プロジェクトへの積極的な参画 - グローバルチームとの協働によるシステム改善の推進 - 業務プロセスの改善機会の発見と効率化の実現 - 契約管理プロセスの標準化・最適化への貢献 - チームのベストプラクティスを適用・共有し、他メンバーへの指導を開始 ステークホルダー管理 - 社外パートナー（賃貸人、不動産会社、駐車場契約先）および社内チームとの連携 - 日本全国の物流拠点における契約情報の正確な管理 - シニアリーダーへのエスカレーションを適切に判断・実行

About the team Amazon Japan Real Estate（JPRE）は、物流不動産の専門知識を活用し、Amazonの物流の上流から下流に至るまで、それぞれの物流に必要とされる物流拠点向け不動産を調達しています。Global組織であるGlobal Operations Enterprise Servicesに所属し、Amazon Japan Operationsを直接のカスタマーと位置付けて日々活動を行っています。チームはTeam Leadを含めて2026年10月現在で20名のメンバーで構成されています（チームリード1名、Transaction部門13名、RECM部門5名、プログラムマネジメント部門1名）。

- 10年以上のバックオフィスまたは同等の業務経験 - PCスキル（Excel関数、Word、Power Point） - 高度な日本語力（契約書作成・読解、会議運営） - 4年制大学学士号または同等の業務経験 - ビジネスレベルの英語力もしくはTOEIC 750点程度

- 不動産関連企業または事業会社の不動産・金融部門でのバックオフィス業務経験 - 5名程度のチームマネジメント経験 - ファイナンス、AP、Procurement業務経験 - 宅地建物取引士資格 - 商業用不動産ソフトウェアの利用経験
