• É responsável por planejar, coordenar e fiscalizar todas as atividades de manutenção preventiva, corretiva e preditiva das instalações prediais, utilidades e equipamentos da empresa. Seu objetivo principal é assegurar o pleno funcionamento da infraestrutura, a disponibilidade e eficiência dos ativos, o cumprimento das normas de segurança e a otimização dos custos operacionais do setor.

Responsabilidades e atribuições• Checar máquinas, equipamentos e ferramentas de natureza mecânica, elétrica, hidráulica, de gases e edificações civis, garantindo manutenções preventivas e corretivas. •

Operar e garantir o funcionamento de sistemas de gestão da manutenção (como o sistema SIM), automação de equipamentos e internet. •

Garantir o funcionamento dos sistemas de ar-condicionado e refrigeração por meio do relatório PMOC e manter as áreas reservadas à manutenção limpas e organizadas. •

Atender às exigências e itens de auditoria do Corpo de Bombeiros para a obtenção e renovação do AVCB. •

Acompanhar periodicamente os simulados de evacuação garantindo o cumprimento das orientações da Brigada de Incêndio e garantir o pleno funcionamento da central de alarmes, realizar testes periódicos e sanar falhas sinalizadas. •

Assegurar o funcionamento do sistema de CFTV e a geração diária/periódica de backups de imagens. Mapear áreas e pontos de risco, comunicar a gerência para aprovação de melhorias e cumprir as legislações vigentes (como o Programa Sempre Novo) e exigir e garantir a utilização correta de Equipamentos de Proteção Individual (EPIs). •

Controlar insumos e itens de consumo (energia, água, gás) e analisar relatórios diários de medição para evitar desperdícios e reduzir custos. Acompanhar os vencimentos dos contratos de serviços de terceiros e garantir o cumprimento do escopo de atuação e garantir o cumprimento dos padrões exigidos para aprovação em auditorias internas e externas. •

Direcionar e distribuir as tarefas diárias da equipe via log diário, checando a disponibilidade de quartos com o sistema de check-in/check-out. Admitir, demitir, treinar, desenvolver e supervisar os colaboradores da manutenção •

Garantir a elaboração precisa de relatórios diários, semanais e mensais da área e participar ativamente da Gerência de Plantão conforme escala, sanando e reportando ocorrências em relatório para a Gerência.
