Die BERMUC Holding GmbH ist spezialisiert auf die Investition und den Erwerb und die Weiterentwicklung von Bestands- und Entwicklungsimmobilien in Berlin sowie im Berliner Umland. Aktuell umfasst unser Immobilienportfolio 62 Wohn- und Gewerbeobjekte. Mit einem starken Fokus auf Akquisitionen erwerben wir mittlerweile jeden Monat ein weiteres Objekt und legen damit den Grundstein für ein stetiges Wachstum unseres Unternehmens.

Bereits im Jahr 2007 wurde der Grundstein mit dem Kauf der ersten Immobilie gelegt und somit blicken wir auf mehr als 19 Jahre Erfahrung zurück. Die Immobilienkäufe der BERMUC Holding GmbH haben stets den Fokus auf Nachhaltigkeit und eine langfristige Entwicklung unserer Bestandsimmobilien.

Deine Rolle

Unser inhabergeführtes Unternehmen sucht einen engagierten kaufmännischen Asset Manager (m/w/d), der oder die keine Scheu hat, nah an den Schnitt- und Schaltstellen des Unternehmens zu sein.

Dein Aufgabengebiet:

  • Überwachung und Abstimmung der laufenden Vermietungsprozesse und Optimierung des Mietertrags
  • Optimierung und Reduzierung laufender Kosten (u. a. Analyse der Betriebskosten, Erarbeitung von Optimierungsvorschlägen und Reduzierung nicht umlagefähiger Kosten)
  • Entwicklung von Objektstrategien und -zielen und Ausschöpfung der Objektpotenziale unter Einhaltung der Objektbudgets
  • Überwachung, Steuerung und Kontrolle der externen Hausverwaltung
  • Überwachung und Durchsetzung von Mieterhöhungspotenzialen im Bestand
  • Wahrnehmung der Eigentümeraufgaben gegenüber externen Dienstleistern (steuerlich, kaufmännisch, technisch)
  • Koordination von Rechtsstreitigkeiten in Zusammenarbeit mit der externen Hausverwaltung
  • Weiterentwicklung der Immobilie aus Chancen- und Risikogesichtspunkten
  • Erstvermietung von Objekten im Ankaufprozess bzw. direkt nach Erwerb
  • Sonderprojekte im Zusammenhang mit der Weiterentwicklung unserer Immobilien

Das solltest Du mitbringen

  • Abgeschlossene Ausbildung in der Immobilienwirtschaft und/oder betriebswirtschaftliches Studium (Immobilienbereich ist wünschenswert)
  • Berufserfahrung im Immobilienbereich wird vorausgesetzt
  • Kaufmännisches Geschick und unternehmerisches Denken
  • Ausgeprägte Kommunikationsfähigkeit und Teamgeist
  • Affinität für digitale Prozesse
  • Verhandlungssichere Deutschkenntnisse
