Job Description Hoạch định chiến lược tài chính: Xây dựng chiến lược, kế hoạch tài chính và ngân sách trung, dài hạn; tham mưu về cơ cấu vốn, huy động vốn, đầu tư và tối ưu hóa hiệu quả sử dụng vốn. Quản lý tài chính dự án: Kiểm soát ngân sách đầu tư, chi phí xây dựng, kế hoạch giải ngân, công nợ và dòng tiền của các dự án bất động sản; phối hợp với các bộ phận liên quan để kiểm soát chi phí và tiến độ sử dụng vốn. Phân tích hiệu quả đầu tư: Xây dựng mô hình tài chính, đánh giá hiệu quả đầu tư, tỷ suất sinh lời, thời gian hoàn vốn và rủi ro tài chính; đề xuất phương án tối ưu hóa lợi nhuận và giá trị tài sản. Chuẩn bị tài chính vận hành: Xây dựng ngân sách trước khai trương, dự báo doanh thu, chi phí, dòng tiền và điểm hòa vốn; thiết lập cơ chế kiểm soát tài chính cho hoạt động khách sạn, nhà hàng và khai thác tài sản thương mại dịch vụ. Quản lý tài chính – kế toán và kiểm soát nội bộ: Giám sát công tác kế toán, thuế, báo cáo tài chính và báo cáo quản trị; xây dựng quy trình kiểm soát ngân sách, thanh toán, công nợ và quản trị rủi ro tài chính. Quản lý nguồn vốn và đối tác tài chính: Làm việc với ngân hàng, tổ chức tín dụng, nhà đầu tư, đơn vị kiểm toán và tư vấn tài chính trong các hoạt động huy động vốn, tài trợ dự án và quản lý nghĩa vụ tài chính. Xây dựng đội ngũ: Thiết lập hệ thống, quy trình tài chính – kế toán và phát triển đội ngũ đáp ứng nhu cầu phát triển của Công ty; báo cáo tình hình tài chính và tư vấn cho Ban Lãnh đạo.
  2. Requirements Tốt nghiệp đại học trở lên chuyên ngành Tài chính, Kế toán, Kiểm toán hoặc lĩnh vực liên quan. Có tối thiểu 10 năm kinh nghiệm trong lĩnh vực tài chính – kế toán, trong đó ít nhất 5 năm ở vị trí quản lý cấp cao như CFO, Finance Director, Financial Controller hoặc tương đương. Tiếng Anh thành thạo Ưu tiên ứng viên có kinh nghiệm trong lĩnh vực bất động sản, phát triển dự án, khách sạn – nghỉ dưỡng hoặc quản lý tài sản thương mại dịch vụ. Có kinh nghiệm quản lý tài chính dự án trong giai đoạn đầu tư, xây dựng và chuẩn bị vận hành; am hiểu quản lý ngân sách, dòng tiền, chi phí đầu tư và huy động vốn. Có năng lực lập kế hoạch tài chính, xây dựng mô hình tài chính, phân tích hiệu quả đầu tư và quản trị rủi ro. Am hiểu quy định pháp luật về kế toán, thuế và tài chính doanh nghiệp tại Việt Nam. Có tư duy chiến lược, năng lực lãnh đạo, kỹ năng đàm phán và khả năng làm việc với Ban Lãnh đạo cùng các đối tác tài chính.
