Job Description

The Heating, Ventilation, and Air-Conditioning (HVAC) Mechanic operates, maintains, calibrates, troubleshoots, repairs, programs, and balances real property HVAC equipment and facility-related control systems at CMI’s customer site in Omaha, Nebraska.

Key Job Functions

  • Support continuous, safe, efficient, and reliable operation of mission-critical facilities, including primary HVAC systems serving communications and server rooms, Computer Room Air Conditioning (CRAC) units, associated ductwork, controls, and water-treatment components.
  • Operate, inspect, maintain, calibrate, troubleshoot, repair, program, and balance HVAC equipment and facility-related control systems in accordance with manufacturer requirements, applicable Unified Facilities Criteria, ASHRAE standards, and approved maintenance procedures.
  • Maintain mission-critical HVAC systems, including primary units serving communications and server rooms and all Computer Room Air Conditioning (CRAC) units, to support continuous facility readiness and required critical-system availability.
  • Perform predictive, preventive, corrective, and emergency maintenance; respond to priority work orders; mitigate equipment failures; and support root-cause analyses for emergencies, repeated failures, and major repairs.
  • Inspect, clean, repair, insulate, and balance ductwork; fabricate and install duct sections and HVAC components using approved hand tools, portable metalworking tools, and welding or joining equipment as qualified.
  • Install, service, and replace compressors, condensers, evaporators, motors, valves, piping, tubing, filters, belts, fittings, controls, thermostats, switches, fuses, and related electrical components within authorized trade scope.
  • Recover, charge, and handle refrigerants in compliance with EPA Section 608 requirements; test systems for pressure, vacuum, and leaks; and submit required refrigerant reports whenever refrigerant is added, recovered, or lost.
  • Winterize air-handling equipment as required to prevent coil freezing and support semiannual testing of the Collective Protection System.
  • Maintain Direct Digital Control (DDC), Energy Management Control System (EMCS), and Building Management System (BMS) functions, including schedules, set points, setbacks, backups, alarms, trending data, and control calibration.
  • Support HVAC water-treatment and corrosion-control activities through inspections, sampling, chemical treatment, minor remediation, and monthly documentation of water analysis, chemical usage, and corrective actions.
  • Use NexGen IT/TRIRIGA or the Government-designated work management system to receive and update work orders, record labor and materials, document as-found and as-left conditions, enter cause-and-remedy notes, identify deficiencies, and request follow-on corrective work.
  • Maintain accurate equipment, calibration, maintenance, warranty, and condition records; assist with physical asset inventories, preventive-maintenance task lists, and lifecycle condition assessments.
  • Read and work from as-built drawings, blueprints, engineering specifications, manufacturer manuals, control diagrams, shop sketches, and verbal or written work instructions.
  • Follow lockout/tagout, confined-space, fall-protection, refrigerant-safety, electrical/arc-flash, personal protective equipment, hazardous-material, and other applicable OSHA, Air Force, and site safety requirements.
  • Coordinate planned outages and work affecting controlled or HEMP-protected areas; do not disturb HEMP shield components, specialized points of entry, filters, seals, waveguides, or penetrations; immediately report potential damage or configuration concerns.
  • Maintain clean and orderly mechanical rooms, protect Government property, restore work areas after maintenance, and provide professional customer service while coordinating with Government representatives and other contractors.
  • Support 24/7 mission-essential operations, emergency response, after-hours callout, and continuity during holidays, base closures, emergencies, or Government shutdowns as directed.

Qualifications

  • High school diploma or equivalent.
  • Journeyman-level HVAC qualification, license, or demonstrated experience equivalent to a recognized journeyman HVAC mechanic; must maintain all applicable federal, Nebraska, local, and industry-required trade credentials.
  • At least five (5) years of related commercial or industrial HVAC operations and maintenance experience, preferably in a mission-critical, secure, or continuously operating facility.
  • Current EPA Section 608 certification appropriate for the refrigerants and equipment serviced.
  • Demonstrated experience troubleshooting and maintaining refrigeration systems, air handlers, CRAC units, chillers, cooling towers, boilers, pumps, motors, duct systems, and associated hydronic or refrigerant piping.
  • Working knowledge of DDC, EMCS, BMS, and facility-related control systems, including control calibration, programming, set points, schedules, backups, alarms, and trending; OEM-specific certification may be required for proprietary systems.
  • Knowledge of HVAC water treatment, corrosion control, refrigerant management, system balancing, and applicable ASHRAE, manufacturer, and Unified Facilities Criteria requirements.
  • Ability to use electronic work-management systems and accurately document labor, materials, asset information, inspection results, equipment condition, and cause-and-remedy details.
  • Ability to read and interpret blueprints, as-built drawings, control diagrams, engineering specifications, equipment nameplates, and manufacturer operation and maintenance manuals.
  • Knowledge of and ability to comply with lockout/tagout, confined-space, fall-protection, electrical/arc-flash, hazardous-material, refrigerant, and personal protective equipment requirements; additional site safety training may be required.
  • Must be a U.S. citizen and be able to obtain and maintain the security clearance and Government credentials required for assigned areas and systems, including a minimum Secret clearance and, when duties require access, Top Secret/SCI eligibility.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
