Die W+S Real Estate Services GmbH aus München ist Teil der encoviva Unternehmensgruppe mit über 500 Mitarbeitenden an mehr als 20 Standorten in Deutschland, Österreich und Rumänien. Seit ihrer Gründung ist die Gesellschaft auf 45 Mitarbeiter an folgenden vier Standorten angewachsen: München (HQ), Berlin, Frankfurt/Main, Hamburg und Stuttgart.

Die Zusammenarbeit im Unternehmen ist von einer familiären Atmosphäre mit flachen Hierarchien geprägt. Bei der zu besetzende Stelle handelt es sich um eine perspektivische Nachbesetzung einer Führungsposition, da mittelfristig Führungskräfte in den Ruhestand gehen - mit dem Ziel, dass die Position mittelfristig die Standortleitung in München übernimmt.

Die Weiterentwicklung des Unternehmens baut im Projektmanagement auf fünf klassische Säulen auf:

Organisation: In diesem Bereich ist die W+S Real Estate Services GmbH sehr gut aufgestellt und befasst sich momentan mit der Implementierung neuer agiler Projektmanagementmethoden. Qualität & Quantität: In diesem Bereich möchte man sich konstant entwickeln und auch immer wieder selbst hinterfragen. Kosten: Aufgrund der Marktlage ist hier natürlich besonders viel Wandel und dementsprechend Aufmerksamkeit gefordert. Terminplanung: Hier arbeitet man mit bewährten Methoden und Erfahrungswerten, die gerne weiterentwickelt werden dürfen.

Ihre Aufgaben

Der Fokus dieser Rolle liegt auf der technischen Projektsteuerung und der strategischen Beratung während des gesamten Lebenszyklus einer Immobilie:

  • Übernahme der Verantwortung für die termin-, kosten- und qualitätsgerechte Abwicklung von Bauprojekten über alle Projektstufen (AHO Heft 9 und ggf. 19)
  • Beratung von Bauherren und Investoren bei komplexen Fragestellungen in der Projektentwicklung sowie Durchführung von Machbarkeitsstudien
  • Aktive Akquise von Neugeschäft, Identifikation von Marktpotenzialen sowie Pflege und Ausbau belastbarer Geschäftsbeziehungen
  • Fachliche Führung und Steuerung von Projektteams sowie Förderung der individuellen Weiterentwicklung der Teammitglieder
  • Budgetverantwortung für die betreuten Projekte, inklusive Controlling, Nachtragsmanagement und Rentabilitätsanalyse
  • Schnittstellenmanagement zwischen Bauherren, Investoren und Nutzern als Vertrauensperson auf Augenhöhe

Ihr Profil

  • Erfolgreich abgeschlossenes Studium im Bereich Bauingenieurwesen, Architektur, Wirtschaftsingenieurwesen (Bau) oder eine vergleichbare Qualifikation
  • Mehrjährige, nachweislich relevante Erfahrung in der Projektsteuerung oder dem -management, idealerweise in einer leitenden Funktion oder Senior-Position
  • Nachweisbare Erfolge in der Gewinnung von Projekten und ein ausgeprägtes Gespür für Marktchancen, 1 bis 2 erfolgreich abgeschlossene Projekte in leitender Funktion mit dem Fokus auf gewerblichen Objekten (Investitionsvolumen zwischen 20 - 120 Mio. €)
  • Souveränes Auftreten, hohe soziale Kompetenz und die Fähigkeit, Teams zu Höchstleistungen zu motivieren
  • Fundierte Kenntnisse in AHO Heft 9,19 sowie HOAI und sicher im Umgang mit VOB und weiteren baurechtlichen Rahmenbedingungen
