Deine Aufgaben

Operative Leitung & Prozessverantwortung

  • Du übernimmst die operative Leitung deines Verantwortungsbereichs und stellst die Einhaltung von Service-Level-Agreements (SLAs), Qualitäts- und Sicherheitsstandards sicher.
  • Du koordinierst interne und externe Dienstleister, überwachst technische und infrastrukturelle Prozesse und optimierst Abläufe kontinuierlich.
  • Du verantwortest Budgetplanung, Kostenkontrolle und Ergebnisverantwortung für laufende Projekte.
  • Du agierst als zentrale Schnittstelle zwischen Kunden, Management und operativen Teams mit klarer, transparenter Kommunikation.
  • Du bringst dich aktiv in Digitalisierungs- und Prozessoptimierungsprojekte ein.

Strategischer Einkauf & Lieferantenmanagement

  • Du führst strukturierte Ausschreibungen durch, holst Angebote ein und verhandelst Verträge sowie Konditionen mit Dienstleistern auf Augenhöhe.
  • Du analysierst Bedarfe im Bereich Gebäudetechnik, Wartung und Instandhaltung und leitest daraus konkrete Beschaffungsmaßnahmen ab.
  • Du wählst Lieferanten strategisch aus, bewertest sie anhand von Qualitäts- und Servicekennzahlen und behältst den Markt im Blick, um neue Trends und Partner frühzeitig zu identifizieren.
  • Du baust ein belastbares Partnernetzwerk auf und pflegst langfristige Geschäftsbeziehungen.
  • Du erkennst Risiken frühzeitig, achtest auf ESG-Kriterien und setzt Optimierungs- und Kostenreduktionsmaßnahmen um.

Führung & Stakeholder-Management

  • Du führst dein Team zielorientiert, förderst Motivation, Entwicklung und Zusammenarbeit.
  • Du stellst sicher, dass Services wie Reinigung, Sicherheit und Wartung kontinuierlich höchste Qualität liefern.
  • Du bist Ansprechpartner für Kunden, interne Fachbereiche und externe Partner gleichermaßen.

Dein Profil

  • Abgeschlossenes Studium im Facility Management, Wirtschaftsingenieurwesen, kaufmännischen oder technischen Bereich oder eine vergleichbare Qualifikation.
  • Mindestens 5 Jahre Berufserfahrung, idealerweise in einer Kombination aus operativer Verantwortung und Einkauf/Beschaffung im Facility Management oder einer vergleichbaren Branche.
  • Erfahrung in der Durchführung von Ausschreibungen sowie im Umgang mit FM-Verträgen
  • Gutes Verständnis für Gebäudetechnik, Instandhaltung und Facility-Prozesse.
  • Grundkenntnisse im Vertragsrecht und relevanten gesetzlichen Vorschriften.
  • Sicherer Umgang mit MS Office / Microsoft 365, CAFM-Systemen und CRM-Tools.
  • Strategisches Denken gepaart mit ausgeprägter Umsetzungsstärke – du weißt, wann du planst und wann du anpackst.
  • Strukturierte, selbstständige und lösungsorientierte Arbeitsweise, auch unter Druck
  • Ausgeprägte Kommunikations-, Verhandlungs- und Argumentationsstärke.
  • Hohe Kunden- und Serviceorientierung sowie Freude am Aufbau langfristiger Beziehungen.
  • Fähigkeit, mehrere Projekte parallel zu steuern und Prioritäten klar zu setzen.
  • Sehr gute Deutschkenntnisse (C2-Niveau) sowie gute Englischkenntnisse in Wort und Schrift.
