Je vertaalt de strategie naar concrete plannen per complex en maakt daarbij steeds de afweging die er echt toe doet: elke euro die naar het ene gebouw gaat, kan niet naar het andere. Zo werk je aan een toekomstbestendige, betaalbare en leefbare woningvoorraad, met de huurder als vertrekpunt. Wat ga je doen? Je bent verantwoordelijk voor ongeveer de helft van de vastgoedportefeuille en vertaalt de portefeuillestrategie die de portefeuillemanager uitzet naar haalbare plannen op complexniveau. Denk aan de koers richting meer seniorenhuisvesting: jij bepaalt wat dat concreet betekent voor de complexen in jouw portefeuille. Het grootste deel van je aandacht gaat naar het deel van de voorraad dat er echt om vraagt; de meer routinematige, procesmatige taken zijn een kleiner onderdeel van je werk. Je onderbouwt je keuzes met data-analyses en prestatie-informatie en adviseert het management en de afwegingstafel over investeringen en onderhoud. Je stelt de meerjareninvesteringsbegroting op, bewaakt de prestaties van je complexen en stemt je voorstellen af met de collega's van Wonen, Vastgoed en Financiën. Je haalt input op bij de gebiedsteams over bij voorbeeld de technische staat en verhuurbaarheid. Jouw belangrijkste werkzaamheden zijn: - De portefeuillestrategie vertalen naar tactische, haalbare complexplannen en deze actueel houden - Scenariostudies uitvoeren voor bijvoorbeeld verkoop, verduurzaming of transformatie, en investeringsvoorstellen onderbouwen; - Prestaties op complexniveau monitoren (rendement, bezetting, onderhoudskosten, klanttevredenheid) en tijdig bijsturen; - De meerjareninvesteringsbegroting opstellen, de meerjarenonderhoudbegroting bijsturen en prioriteiten aanbrengen binnen de kaders; - Het management en de afwegingstafel adviseren op ba...
