Als Projectleider Onderhoud ben jij verantwoordelijk voor de planning, coördinatie en uitvoering van onderhoudsprojecten aan bestaand vastgoed. Je bent het aanspreekpunt voor opdrachtgevers, bewoners en uitvoerende partijen. Je zorgt ervoor dat projecten binnen budget, planning en volgens de afgesproken kwaliteit worden opgeleverd. Je schakelt dagelijks met verschillende disciplines, van schilders en loodgieters tot installateurs en onderaannemers. Je houdt overzicht, anticipeert op uitdagingen en zorgt ervoor dat iedereen weet wat er van hem of haar verwacht wordt. Daarnaast ben je betrokken bij de voorbereiding van offertes en calculaties. Je beoordeelt de staat van gebouwen, stelt onderhoudsplannen op en adviseert opdrachtgevers over de beste aanpak. Je werkt nauw samen met de afdeling calculatie en zorgt ervoor dat projecten realistisch begroot worden. Tijdens de uitvoering ben je regelmatig op locatie om de voortgang te controleren, kwaliteit te bewaken en eventuele knelpunten direct op te lossen. Jouw taken in het kort: - Coördineren en aansturen van onderhoudsprojecten van start tot oplevering; - Fungeren als aanspreekpunt voor opdrachtgevers, bewoners en uitvoerende partijen; - Opstellen van planningen, budgetten en rapportages; - Beoordelen van de staat van gebouwen en adviseren over onderhoudswerkzaamheden; - Bewaken van kwaliteit, veiligheid en naleving van wet- en regelgeving; - Inkopen van materialen en inschakelen van onderaannemers; - Oplossen van technische vraagstukken en onvoorziene situaties tijdens de uitvoering.
