The posting

Voor een gevestigde speler binnen professioneel vastgoed zijn we op zoek naar een Property Manager die instaat voor het dagelijkse operationele, technische en administratieve beheer van een strategische vastgoedportefeuille.

Je zorgt ervoor dat gebouwen technisch en administratief goed worden opgevolgd, voldoen aan de geldende regelgeving en optimaal functioneren voor hun gebruikers. Tegelijk werk je nauw samen met interne teams, leveranciers en de Asset Manager en krijg je de ruimte om jouw technische expertise en kennis van vastgoedbeheer verder te benutten.

Property Manager - Verantwoordelijkheden:

  • Je staat in voor het dagelijkse beheer van de vastgoedportefeuille, met aandacht voor onderhoud, technische installaties en algemene gebouwadministratie.
  • Je volgt technische, wettelijke en reglementaire verplichtingen op, waaronder vergunningen, attesten, verzekeringen, veiligheidsvereisten en noodzakelijke corrigerende acties.
  • Je coördineert en evalueert externe leveranciers en onderhoudspartners, waarbij je toeziet op kwaliteit, budgetten en correcte uitvoering van de afspraken.
  • Je bewaakt de OPEX- en CAPEX-budgetten en volgt energieverbruik, aanbestedingen, aankoopprocessen, contracten en facturatie mee op.
  • Je onderhoudt contacten met huurders, behandelt vragen en klachten en waakt over een correcte toepassing van de huurovereenkomsten.
  • Je zorgt ervoor dat technische inventarissen, projectdocumentatie en andere relevante gegevens correct en up-to-date blijven.

Property Manager - Profiel:

  • Je beschikt over een hoger diploma of gelijkwaardige ervaring.
  • Je hebt minimaal 3 jaar relevante ervaring in property management, facility management, technisch vastgoedbeheer of een vergelijkbare functie.
  • Ervaring of expertise binnen gebouwtechnieken, energiebeheer of milieumanagement is een sterke troef.
  • Je bent analytisch en hebt voldoende financiële affiniteit om budgetten, kosten en contractuele afspraken goed op te volgen.
  • Je communiceert vlot in Nederlands en Frans; kennis van het Engels is een plus.
  • Je bent graag op de baan om de gebouwen in portefeuille te bezoeken.
  • Je werkt vlot met MS Office, waaronder Excel, Word, PowerPoint en Outlook.
  • Kennis van systemen zoals ERP, CRM, BMS, EMS, FMIS of BIM is een plus.
