Functieomschrijving Jij zorgt ervoor dat onze sociale huurwoningen en ons maatschappelijk vastgoed in topconditie verkeren én dat de samenwerking met onze partners soepel verloopt. De Gemeente Koggenland heeft een unieke positie: wij hebben als gemeente een eigen woningbedrijf met 860 sociale huurwoningen. Voor het dagelijkse reparatie- en mutatieonderhoud werken we nauw samen met een vaste onderhoudspartner, die de verzoeken rechtstreeks van onze huurders ontvangt en afhandelt. Daarnaast beheren we een 30-tal maatschappelijk vastgoedobjecten. Denk hierbij aan gymzalen, het gemeentehuis, brandweerkazernes en zwembaden. Voor het onderhoud van deze diverse portefeuille werken we hoofdzakelijk met vaste, betrouwbare partners. Jouw focus ligt op de volgende vier pijlers: - Kwaliteits- en Technisch Toezicht: Je gaat zelfstandig op pad voor fysieke inspecties en steekproeven bij reparaties en mutaties. Aan de hand van ons Kwaliteitshandboek bewaak je de bouw- en installatietechnische kwaliteit nauwkeurig. Jouw scherpe oog garandeert dat al het opgeleverde werk aan onze standaarden voldoet. - Financieel-Rechtmatige Toetsing: Je bent financieel kritisch en hebt de regie over de factuurstroom. Je beoordeelt, controleert en accordeert digitale facturen, mutatienota's en eindafrekeningen van aannemers. Door deze nauwgezet te toetsen aan het prijzenboek en de contractafspraken, voorkom je budgetoverschrijdingen. - Operationeel Contract- en SLA-Beheer: Je stuurt gecontracteerde partijen dagelijks aan op het gebied van gebouwgebonden installaties en facilitaire diensten-van cv-onderhoud en schoonmaak tot brandveiligheid. Je monitort de prestaties en handhaaft de gemaakte Service Level Agreements...
