Domust richt zich met name op de aankoop, verkoop, herontwikkeling en exploitatie van residentieel vastgoed, maar ook ander commercieel beleggingsvastgoed. De onderneming koopt vastgoed deels voor de eigen portefeuille, maar verkoopt daarnaast objecten ook aan particuliere en professionele beleggers. Door onder meer transformaties, woningsplitsingen, optoppen en renovaties probeert Domust vastgoed te optimaliseren en extra woonruimte te creëren. Functieomschrijving Je gaat mee bij de opnames van vastgoed. Hier bekijk je het object vanuit de technische kant en maakt een raming voor de aankoop: Wat zijn de kosten voor achterstallig onderhoud, wat zijn de kosten voor verduurzaming en kunnen we gemakkelijke keukens en badkamers toevoegen. Samen met ons inkoop team en energielabel adviseurs maak je vervolgens een optimalisatie plan: Keukens toevoegen, badkamers verbeteren, ruimte toevoegen en welk energielabel biedt het beste rendement op de investering? Aan de hand van deze input besluiten wij of een pand bij ons past. Vervolgens moet het werk worden omschreven in een technische omschrijving. Hiermee gaan we de aannemers opdracht geven. Het komt voor dat een pand nog deels in verhuur is. Dan moet er worden gecommuniceerd met de huurders over de planning van de werkzaamheden. Dit pak je op met de beheer afdeling: De beheer afdeling probeert vooraf alles zo goed mogelijk voor te bereiden en vrij te krijgen voor de aannemers. Als de werkzaamheden zijn begonnen, denk je mee met de aannemers: Je zorgt voor juiste contractuele ...
