Als Werkvoorbereider Dagelijks Onderhoud zorg jij dat reparaties en onderhoud aan huurwoningen snel en goed worden uitgevoerd. Je schakelt met bewoners, vakmensen en de woningcorporatie en houdt grip op iedere onderhoudsmelding. Van lekkende kranen tot bouwkundige herstelwerkzaamheden: jij zorgt dat het wordt geregeld. Wat ga je doen?Als Werkvoorbereider Dagelijks Onderhoud begeleid je voor onze opdrachtgever onderhoudswerkzaamheden aan woningen van woningcorporaties. Een bewoner meldt bijvoorbeeld een lekkage, kapot kozijn of ander bouwkundig probleem en vanaf dat moment pak jij de regie. Je beoordeelt de melding, bepaalt welke werkzaamheden nodig zijn en plant de juiste vakman in. Wanneer meer informatie nodig is, ga je naar de woning om het werk op te nemen en de situatie bouwkundig te beoordelen. Daarbij houd je contact met bewoners en zorg je dat zij weten wanneer en hoe het probleem wordt opgelost. Je stuurt timmerlieden, loodgieters, schilders en andere vakmensen aan en bewaakt de planning, kwaliteit en kosten van de werkbonnen. Ook bestel je materialen en schakel je onderaannemers in wanneer specialistisch werk nodig is. Na afronding controleer je of het onderhoud goed is uitgevoerd en verwerk je de werkzaamheden administratief in het onderhoudssysteem. Je houdt meerdere onderhoudsmeldingen tegelijk in beweging en grijpt direct in wanneer een planning verandert. Zo zorg je voor goed onderhouden woningen én tevreden bewoners. Jouw werkzaamheden - Onderhoudsmeldingen van bewoners beoordelen en vertalen naar concrete werkzaamheden; - Woningen bezoeken om reparaties en bouwkundige gebreken op te nemen; - Werkbonnen voorbereiden en vakmensen inplannen voor service- en dagelijks onderhoud; - Timmerlieden, loodgieters, schilders en andere vakmensen aansturen; - Materialen bestellen en waar nodig onderaannemers inschakelen; - De voortgang, planning, kosten en kwaliteit van onderhoudswerk bewaken; - Bewoners informeren over afspraken, werkzaamheden en eventuele wi.
