What You'll Do

Capital Projects & Construction Management

  • Develop project scopes, cost estimates, budgets, and schedules for renovations, major repairs, and building system replacements.
  • Solicit and evaluate competitive bids, recommend qualified contractors, and oversee vendor performance.
  • Monitor construction progress, quality, permitting, inspections, change orders, and project closeout documentation.
  • Track project expenditures and review invoices and payment applications to ensure alignment with approved budgets and completed work.

Property Inspections & Capital Planning

  • Conduct property inspections to identify maintenance deficiencies, safety concerns, and opportunities for capital improvements.
  • Lead annual Capital Expenditure (CapEx) assessments with property teams and ownership to identify repair and replacement priorities.
  • Develop cost estimates and recommendations to support annual capital budgets and long-term property planning.
  • Monitor corrective actions and ensure identified deficiencies are addressed and verified upon completion.

Building Systems & Maintenance Oversight

  • Provide technical oversight and guidance on mechanical, electrical, plumbing, fire protection, and other critical building systems.
  • Evaluate preventive maintenance programs, service records, vendor inspections, and recurring equipment issues.
  • Recommend repair and replacement solutions to improve system reliability, operational efficiency, and cost management.
  • Review maintenance service contracts and vendor performance to ensure quality and compliance with operational standards.

Collaboration & Operational Support

  • Partner with property management teams, ownership, contractors, and consultants to coordinate project execution.
  • Coordinate construction activities at occupied communities, including resident access, utility shutdowns, and operational disruptions.
  • Provide technical guidance to onsite teams and communicate project updates, timelines, risks, and recommendations to leadership.
  • Support property acquisition assessments and provide technical recommendations regarding building conditions and anticipated capital needs.
  • Assist with emergency response and restoration planning following significant property incidents or casualty events.
  • Perform additional duties as assigned to support departmental and organizational needs.

  • Previous experience overseeing capital improvements across a multifamily property portfolio.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
