Overview

Under the direction of the Centralized Operations Supervisor, the Floating Service Technician provides skilled maintenance coverage and operational support across multiple communities. The role responds to staffing gaps, service-request volume, apartment turnover demands, emergencies, special projects, and other portfolio priorities while adapting quickly to different property teams, systems, and physical assets.

Essential Functions

Portfolio Coverage & Service Support

  • Travel between assigned communities to provide temporary or supplemental maintenance coverage.
  • Respond to resident service requests, aged work orders, emergencies, and property-priority assignments.
  • Work independently or alongside site teams to stabilize workload and improve service-request movement.
  • Adapt to each property's staffing plan, building systems, access procedures, and operational priorities.
  • Communicate daily progress, unresolved concerns, and required follow-up to the site supervisor and Regional Maintenance Director.

Technical Maintenance

  • Diagnose and complete repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, locks, hardware, and general building systems.
  • Support boilers, pumps, controls, life-safety equipment, and other mechanical systems as qualified and applicable.
  • Perform routine, corrective, seasonal, and preventive maintenance assignments.
  • Identify recurring problems, major repairs, safety conditions, and vendor needs and escalate them promptly.

Turnover & Property Readiness

  • Provide make-ready support at properties with elevated vacancy, staffing shortages, or urgent move-in deadlines.
  • Complete turnover repairs, punch-list items, final corrections, and quality-control follow-up.
  • Support inspections, curb appeal, common-area repairs, shop organization, and property-readiness initiatives.
  • Assist with renovation, capital, due-diligence, acquisition, or special-project assignments as directed.

Resident Service & Documentation

  • Provide professional, respectful, and consistent service to residents at every assigned community.
  • Document work performed, status, photos, parts, resident communication, and follow-up needs in the designated maintenance system.
  • Use the correct property, unit, work-order, purchasing, and access procedures at each assignment.
  • Leave work areas clean and protect resident and company property.

Safety, Tools & Travel

  • Follow OSHA, EPA, Fair Housing, company safety, fleet, and environmental requirements.
  • Maintain assigned tools, equipment, materials, and company vehicle in safe and organized condition.
  • Use required personal protective equipment and report unsafe conditions immediately.
  • Maintain flexibility for changing assignments, travel, on-call duties, and emergency response as business needs require.

Qualifications

Required

  • High school diploma or GED.
  • Three or more years of multifamily, residential, facilities, or building maintenance experience.
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building systems.
  • EPA/CFC Type II or Universal Certification.
  • Valid driver's license, acceptable driving record, and reliable transportation when a company vehicle is not assigned.
  • Must have reliable access to a smartphone capable of supporting company-required applications, email, text messaging, photographs, and other mobile communication tools necessary to perform the essential functions of the position. The employee must be able to use the device during scheduled work hours and while participating in assigned on-call responsibilities, in accordance with company policies.
  • Ability and willingness to travel regularly between properties.
  • Ability to participate in on-call and emergency response assignments.
  • Proficiency with maintenance software, mobile applications, email, and electronic documentation.

Preferred

  • EPA Universal Certification.
  • Experience supporting multiple properties or working in a floating, roving, or portfolio-level role.
  • Additional HVAC, boiler, pool, electrical, plumbing, or safety certifications.

  • Independent troubleshooting
  • Time and route management
  • Professional communication
  • Team collaboration
  • Documentation accuracy

  • Ability to lift up to 75 lbs. with appropriate assistance and equipment.
  • Frequent standing, walking, bending, kneeling, climbing ladders, carrying equipment, and working in tight spaces.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
