Por isso, investimos no desenvolvimento contínuo de talentos que compartilham nossa visão e paixão por resultados.Se você busca fazer parte de uma empresa dinâmica, que valoriza e potencializa o talento de seus colaboradores, o Grupo Marquise é o lugar ideal para você.Responsabilidades e atribuiçõesRealizar a prospecção de novos terrenos e negócios a sua análise preliminar (condições comerciais iniciais, legislação incidente, potencial construtivo, e restrições) para definir a continuidade ou não na esteira de análises e possíveis aquisições da organização.Definir o produto de forma preliminar, alinhado com o líder direto, time de Incorporação, Comercial e Inteligência de Mercado e fechar os cálculos iniciais de potencial do terreno para elaboração de viabilidades.Atualização frequente do funil de terrenos e controles internos de prospecções, status dos terrenos e negociações, contato frequente com corretores e estruturadores de áreas.Visita aos terrenos destacados para continuidade das análises.Alinhamentos constantes com o time de Produto/Incorporação e Engenharia para definições e recebimentos dos orçamentos paramétricos e curvas de obra para utilização nos estudos de viabilidade. Assim como para definir prioridades e frentes de atuação das equipes conforme status de cada negociação.Preparação de materiais e apresentações para reuniões de follow-up e comitês com CEOs e acionistas.Acompanhamento da Due Dilligence técnica e jurídica junto aos times de Incorporação e Jurídico.Cadastro interno e acompanhamento da execução e entrega das permutas físicas e acompanhamento dos pagamentos das permutas financeiras contratadas para garantir cumprimento dos contratos assinados com terrenistas.Agendamento de escrituras e assinaturas de contratos de aquisição com Diretores e Terrenistas.Requisitos e qualificaçõesGraduação completa em Engenharia Civil, Arquitetura ou Administração;Experiência em Novos Negócios e Incorporação Imobiliária;Conhecimento da legislação aplicável ao licenciamento de empreendimentos no município e estado de São Paulo;Nível avançado em Excel;Será um diferencial possuir conhecimento em viabilidade técnica e econômico-financeira de empreendimentos imobiliários e no sistema VIÁBIL.Informações adicionaisNossos Benefícios:• Vale Alimentação e Refeição;• Vale Transporte;• Assistência Médica• Assistência Odontológica;• Seguro de Vida;E mais!• Participação nos Resultados (PLR);• Clube de Parcerias (descontos em faculdades, escolas, etc)•   Wellhub (uma plataforma completa de bem-estar que oferece academias, estúdios, terapias, meditação, nutrição e muito mais, com condições financeiras exclusivas para colaboradores)
