Manager, Capital Reporting & Analytics

Healthcare Realty is seeking a Manager, Capital Reporting & Analytics at our Nashville headquarters. This role leads capital reporting, forecasting, analytics, and process development to support the Company’s capital investment strategy. Partnering with Engineering, Construction Management, Asset Management, Finance, and Technology teams, the position delivers data-driven insights, performance reporting, and decision support to help prioritize projects, measure outcomes, and optimize capital investments across the portfolio.

Job Duties

  • Administer annual and multi-year capital planning and forecasting processes across infrastructure, tenant improvements, redevelopment, and other assigned capital categories.
  • Develop portfolio-level forecasts for planned, emergent, and lifecycle-based capital needs; monitor spending, commitments, forecast changes, and budget variances.
  • Develop and maintain recurring capital reporting for senior leadership, including actual and committed spend, forecast-to-budget performance, forecast variances, project status, funding needs, and key risks by capital category, region, market, asset, and project.
  • Produce periodic portfolio reporting on planned versus emergent capital, capital pipeline and backlog, forecast accuracy, project timing and completion, funding utilization, condition and risk trends, and progress against annual and multi-year capital plans.
  • Perform scenario and sensitivity analysis to evaluate alternative funding levels, timing decisions, investment strategies, and material data uncertainty.
  • Administer and continuously improve capital prioritization methodologies established with the Head of Capital, maintaining scoring logic, criteria, assumptions, and documentation.
  • Integrate asset condition, failure and continuity risk, maintenance history, tenant and lease exposure, asset strategy, regulatory considerations, financial impact, and relevant site-level reimbursement risk into capital analysis.
  • Prepare concise, decision-ready analyses and recommendations for capital review, annual planning, portfolio strategy, and allocation discussions.
  • Develop models and metrics supporting lifecycle planning, backlog assessment, forecast reliability, capital program effectiveness, portfolio risk, and project outcomes.
  • Serve as primary business owner for internally developed capital planning, forecasting, prioritization, workflow, and portfolio analysis capabilities.
  • Translate business needs into requirements, data definitions, workflow rules, acceptance criteria, and prioritized development roadmaps, coordinate testing, implementation, training, and adoption.
  • Establish data standards, ownership, validation, update cadence, and quality controls; reconcile inputs from condition assessments, equipment inventories, maintenance records, lease data, project systems, and financial systems.

Qualifications

  • Bachelor's degree in Finance, Business, Engineering, Real Estate, Analytics, Data Science, or a related field.
  • Five or more years of progressively responsible experience in capital planning, FP&A, portfolio analytics, real estate analytics, infrastructure planning, asset management analytics, business analysis, or related discipline.
  • Demonstrated ability to build and maintain complex forecasts, management reporting, financial models, prioritization tools, or portfolio analyses using large, multi-source datasets.
  • Experience translating business objectives into scalable processes, system requirements, data standards, and measurable outcomes.
  • Strong strategic, analytical, financial, organizational, communication, and interpersonal skills, including executive-level analysis and recommendations.
  • Ability to lead cross-functional work through influence, challenge assumptions constructively, establish accountability, and manage multiple priorities with limited supervision.
  • Experience in healthcare real estate, commercial real estate, REIT, facilities, infrastructure, or other capital-intensive operations is preferred.
  • Experience with condition assessments, equipment lifecycle planning, capital budgeting, project portfolio management, or capital allocation decisions is preferred.
  • Working knowledge of databases, data structures, APIs, workflow automation, SQL, or software development concepts is preferred.
