The Program Director serves as the executive-level program oversight authority for high-value capital project portfolios across assigned regional markets, carrying single-point accountability for cumulative portfolio spend ranging from $100M to $500M+. Operating within a structured two-tiered delivery model, this role provides strategic governance, financial control, and client relationship management across multiple concurrent high-complexity capital initiatives—including core and shell developments and ground-up projects ranging from $30M to $100M+ in individual spend—while directing regional PM leads and local project management support teams who execute day-to-day field activities.

Your day-to-day tasks will include:

  • Directing strategic program execution of major capital initiatives and ground-up developments across regional portfolio hubs
  • Serving as the primary point of escalation for complex project risks, schedule critical paths, municipal approvals, and contractor disputes across the portfolio
  • Managing client executive relationships, portfolio fee structure alignment, and overall account governance
  • Overseeing program-wide budget forecasting, Monthly Cost Reports (MCR), Value of Work Done (VOWD) tracking, and financial baselines
  • Establishing standardized playbooks for project intake, design reviews, Technical Due Diligence (TDD), and contractor procurement
  • Enforcing risk mitigation guidelines and safety standards across all local delivery partners and general contractors
  • Safeguarding key operational milestones, including the buffer between Contractor Handover and First Day of Business (FDOB)

Required Qualifications:

  • Bachelor's degree in Architecture, Engineering, Construction Management, or Business Administration
  • 12–15+ years of experience leading large-scale corporate real estate capital programs, ground-up developments, and tenant improvement portfolios
  • Proven track record directing multi-disciplinary teams and managing local PM sub-consultants
  • Demonstrated experience maintaining client executive relationships at the Director and senior program level
  • Advanced expertise in master scheduling tools (Primavera P6 or MS Project)
  • Experience with financial modeling and program-wide budget/cost forecasting
  • Proficiency in contract administration, including familiarity with GPMA Exhibit E-2 frameworks

Preferred Qualifications:

  • Master's degree in a related field
  • Hands-on experience with e-Builder or comparable program management software
  • Familiarity with Technical Due Diligence (TDD) processes and standardized project intake playbooks
  • Working knowledge of Value of Work Done (VOWD) and Monthly Cost Report (MCR) methodologies
  • Experience operating within a two-tiered program/local delivery model
  • Exposure to municipal approval processes and construction risk/safety compliance standards
  • Background in commercial risk management across multi-market regional portfolios

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
