The posting

Руководство хозяйственным обслуживанием. Организует работу по обслуживанию здания, помещений, прилегающей территории, контролирует работу подчинённого персонала (уборщиков, дворников, разнорабочих и т. п.). Обеспечение сохранности и учёт имущества. Следит за сохранностью хозяйственного инвентаря, мебели, оборудования, канцелярских и хозяйственных принадлежностей; организует их учёт, списание изношенного, пополнение запасов. Контроль состояния помещений и организация ремонта. Проводит осмотры, фиксирует дефекты, организует текущий и мелкий ремонт, контролирует подрядчиков при выполнении работ, ведёт дефектные ведомости и акты выполненных работ. Санитарное состояние и уборка. Устанавливает требования к уборке, контролирует качество и регулярность уборки помещений и территории, обеспечивает расходными материалами (моющие средства, инвентарь). Обеспечение ресурсами. Организует закупку и выдачу канцелярских принадлежностей, хозтоваров, спецодежды, расходных материалов; взаимодействует с поставщиками, проверяет соответствие поставок заявкам. Взаимодействие с коммунальными и обслуживающими организациями. Контролирует оказание коммунальных услуг, взаимодействует по вопросам эксплуатации здания, инженерных сетей, вывоза ТКО, обслуживания лифтов, вентиляции и т. д. Участие в инвентаризации. Принимает участие в плановых и внеплановых инвентаризациях материальных ценностей, готовит документы, сверяет фактическое наличие с учётными данными. Соблюдение норм безопасности. Контролирует соблюдение правил пожарной безопасности, охраны труда и санитарных норм на закреплённой территории, организует инструктажи для подчинённых, следит за исправностью противопожарного оборудования. Документооборот по хозяйственной части. Оформляет заявки, накладные, акты списания, дефектные ведомости, отчёты по расходу материалов, договоры на отдельные виды работ; ведёт журналы учёта и контроля.

Дополнительное профобразование. Программы переподготовки или повышения квалификации по административно-хозяйственной деятельности, закупкам (44‑ФЗ/223‑ФЗ), охране труда, пожарной безопасности. Знание нормативной базы. СанПиН, правила эксплуатации зданий, противопожарные правила, порядок обращения с отходами, нормы охраны труда. Навыки работы с документами. Ведение учёта ТМЦ, оформление актов, дефектных ведомостей, заявок, работа в 1С или аналогичной системе. Компьютерная грамотность. Excel для учёта и отчётности, справочно‑правовые системы (КонсультантПлюс, Гарант), электронная почта и ЭДО.
