The posting

1. Пропускать в дом жильцов и их посетителей с личного разрешения жильцов (возможен звонок на общий номер консьержей от владельца/нанимателя жилого помещения с указанием допуска конкретных лиц). 2. Дежурить в помещении, предназначенном для консьержей на территории жилого комплекса в соответствии с графиком сменности. 3. Проводить каждые 2 часа плановый обход внутренней дворовой территории. 4. Допускать на территорию жилого комплекса несовершеннолетних посетителей только под присмотром совершеннолетних жителей жилого комплекса Новиков сад (далее ЖК). 5. Регистрировать посетителей по документам, удостоверяющим личность, с указанием времени прихода и ухода и номера квартиры, в которую они направляются. 6. Ограничивать допуск на территорию, в подъезды ЖК посторонних лиц. 7. Поддерживать порядок в комнате консьержей. 8. Хранить ключи от технических помещений дома. Вести журнал учета выдачи ключей от технических помещений. 9. Исключать допуск посторонних лиц, в т.ч. специалистов, не относящиеся к управляющей компании в подвалы, на крыши ЖК. Допуск осуществлять только с письменного разрешения руководителя управляющей компании. 10. Вести контроль за чистотой внутренней дворовой территории. В случае необходимости сообщать мастеру управляющей компании. 11. Вести контроль за исправностью системы допуска общих входов, так и подъездных дверей литеров: проверять работоспособность всех электронных замков. В случае обнаружения неработоспособности сообщать мастеру управляющей компании и сервисному менеджеру обслуживающей организации для оперативного устранения неисправности. 12. Работников, осуществляющих ремонт в квартирах пропускать в дом по звонку, совершенного с номера хозяина квартиры ЖК с отметкой в журнале учета. 13. Информировать правоохранительные органы о случившемся административном или уголовном правонарушении, хулиганстве. 14. В случае возникновения чрезвычайной ситуации открывать общие ворота для заезда специализированной спасательной, пожарной техники. 15. В случае необходимости (по звонку на общий номер консьержей) открывать общие ворота для заезда машин скорой помощи. 16. Вести журнал учёта пожеланий и предложений, жалоб жителей дома, передавать их в управляющую компанию. 17. Вести работу со старшими по дому. 18. Вести работу с приглашаемым дворником/садовником в части контроля выполнения заданий.
