The Facility Engineering Technician III is a senior, hands-on critical-facilities individual contributor and technical subject-matter expert for one or more electrical, mechanical, controls, or life-safety systems. This role independently operates, troubleshoots, and coordinates maintenance of 24x7 data-center infrastructure across one or more LightEdge sites.

The Technician III leads response to complex incidents, performs root-cause analysis, owns assigned systems and operating procedures, supports capacity and reliability planning, and drives improvements in safety, availability, efficiency, and documentation. This position does not necessarily have direct reports but provides technical direction, mentors lower-tier technicians, and may serve as a shift technical lead, incident lead, or system owner.

Critical Facilities Systems Scope:

Core Responsibilities:

  • Conduct scheduled facility rounds and record operating conditions, equipment status, alarms, readings, abnormalities, and required follow-up actions.
  • Monitor BMS, EPMS, DCIM, and other facility-monitoring platforms; investigate abnormal conditions and escalate issues in accordance with incident procedures.
  • Operate and maintain mission-critical electrical, mechanical, cooling, fire/life-safety, building infrastructure automation controllers (JACE, WinG, Daikin ITM, eBox, etc.), and facility-support systems in accordance with approved procedures.
  • Ensure compliance with regulatory, safety, and audit requirements in line with customer and company SLA standards.
  • Perform preventive and corrective maintenance, equipment testing, repairs, and post-maintenance verification while protecting customer operations and system redundancy.
  • Serve as technical lead during complex incidents, emergency events, loss-of-redundancy conditions, equipment failures, and abnormal operating scenarios.
  • Lead or support root-cause analysis, corrective-action plans, post-incident reviews, and reliability improvements.
  • Develop, review, execute, and close out MOPs, SOPs, EOPs, switching procedures, maintenance scripts, and other controlled operational documents.
  • Serve as the technical owner for assigned facility systems, including equipment records, procedures, training, spare parts, maintenance history, and lifecycle planning.
  • Identify single points of failure, capacity constraints, equipment deficiencies, operational risks, and opportunities to improve resilience and efficiency.
  • Collaborate with engineering and projet teams on new builds and expnasions.
  • Coordinate vendors and contractors, including scope review, job-safety documentation, permits, work execution, testing, punch-list completion, and closeout documentation.
  • Manage assigned work requests and maintenance activities through the company CMMS or service-management platform, driving work to timely resolution.
  • Maintain accurate one-line diagrams, sequences of operation, equipment records, asset data, configuration items in SNOW, maintenance history, as-built documentation, and site operating procedures.
  • Support facility capacity planning, energy-efficiency initiatives, infrastructure optimization, and readiness for high-density customer deployments.
  • Support construction, commissioning, integrated systems testing, equipment acceptance, punch-list completion, and operational turnover for new or modified facilities.
  • Train and qualify Technician I and II employees on equipment operation, emergency procedures, safe work practices, and technical procedures.
  • Participate in shift coverage, nights, weekends, holidays, on-call rotations, emergency response, and travel to other LightEdge sites as assigned

Safety, Compliance, and Work Control:

  • Identify and report unsafe conditions, procedural gaps, equipment hazards, and compliance risks.
  • Follow approved work-control, change-management, risk-assessment, and peer-review processes before performing work that could affect critical operations.
  • Support audits, inspections, emergency exercises, safety training, and corrective actions.

Minimum Qualifications:

  • High school diploma or equivalent.
  • Five or more years of experience in data-center operations, critical facilities, industrial facilities, hospitals, utilities, military facilities, or another mission-critical environment.
  • Demonstrated experience operating and troubleshooting electrical, mechanical, HVAC, controls, or life-safety systems.
  • Ability to work independently during routine operations and complex incidents while exercising sound technical judgment.
  • Ability to read electrical one-lines, mechanical drawings, control diagrams, equipment manuals, and sequences of operation.
  • Ability to work assigned shifts, weekends, holidays, on-call rotations, and emergency events as required by site operations.
  • Ability to use CMMS, BMS, EPMS, DCIM, or similar operational systems.

Preferred Qualifications:

  • Associate degree, technical degree, military training, trade-school certification, or equivalent practical experience.
  • Advanced experience with UPS systems, generators, switchgear, ATS equipment, PDUs, RPPs, chillers, CRAH/CRAC units, pumps, motors, and building controls.
  • Experience with Niagara, or similar BMS platforms and with EPMS or power-monitoring systems.
  • NFPA 70E, OSHA, EPA 608, OEM, electrical, HVAC, controls, or stationary-engine certifications, as applicable to the assigned site.
  • Experience supporting commissioning, integrated systems testing, design reviews, construction turnover, or high-density data-center deployments.

Physical and Work Environments Requirements:

  • Ability to work in a 24x7 data-center environment that may include rotating shifts, extended hours, nights, weekends, holidays, and on-call assignments.
  • Ability to walk, stand, climb stairs and ladders, reach, bend, kneel, crouch, work above shoulder level, and work in mechanical and electrical rooms.
  • Ability to lift, carry, push, and pull equipment and materials within the limits established by the company’s approved job analysis and applicable accommodations process.
  • Ability to work safely in areas with elevated noise, temperature variation, construction activity, PPE requirements, and energized or potentially energized equipment under approved safe-work practices.
  • Ability to travel between LightEdge facilities as required for training, project support, incident response, or operational coverage.

Success Measures:

  • Safe and reliable operation of assigned critical-facilities systems.
  • Timely and accurate completion of preventive maintenance, work requests, operating logs, and technical documentation.
  • Effective response, escalation, root-cause analysis, and corrective action for incidents and equipment abnormalities.
  • High-quality execution and closeout of MOPs, EOPs, SOPs, vendor work, projects, and commissioning activities.
  • Demonstrated development of lower-tier technicians and measurable improvements in reliability, readiness, safety, capacity, or efficiency.
