Center-Betrieb

  • Ganzheitliche Steuerung des operativen Center-Betriebs als zentrale Ansprechperson für Mieter, Dienstleister, Besucher und weitere Stakeholder
  • Sicherstellung eines reibungslosen Tagesgeschäfts inklusive Qualitätsmanagement, Servicelevel-Steuerung und professionellem Beschwerdemanagement
  • Umsetzung und Nachverfolgung von Maßnahmen für einen hochwertigen Center-Auftritt, z. B. Sauberkeit/Ordnung, Besucherführung, Mall-Standards, Hausordnung, Öffnungszeiten, Anlieferung/Logistik und Baustellenkoordination
  • Planung, Koordination und Umsetzung von Events im Objekt, inklusive Abstimmung mit Mietern, Dienstleistern und ggf. Behörden sowie Nachbereitung sowie Budget- und Erfolgskontrolle
  • Aktives Nachbarschafts- und Stakeholder-Management, inklusive Abstimmungen mit lokalen Akteuren und – je nach Anlass – auch politischem Umfeld
  • Koordination und Nachweisführung zu Betreiberpflichten (z. B. Verkehrssicherung, Prüf- und Wartungsmanagement) in enger Zusammenarbeit mit Facility Management/Technik
  • Mitarbeit an ESG- und Nachhaltigkeitsmaßnahmen im Objektbetrieb (z. B. Energie, Abfall, Mobilität, Mieterkommunikation)

Mieter- & Vermietungsmanagement (Leasing)

  • Aktives Mietermanagement: Betreuung der Bestandsmieter, regelmäßiger Austausch, Initiierung von Maßnahmen zur Mieterzufriedenheit und Frequenzsteigerung
  • Steuerung aller Vermietungsthemen in Zusammenarbeit mit Maklern von der Interessentenansprache über Besichtigungen bis zur Flächenübergabe
  • Mitwirkung bei Mietvertragsverhandlungen sowie Abstimmung von Anforderungen, Termin- und Schnittstellenkoordination und Begleitung von Umbau- und Übergabeprozessen
  • Laufendes Monitoring von Leerstands- und Flächenstatus aus Betriebssicht und Ableitung konkreter Maßnahmen

Dienstleistersteuerung, Kosten & Reporting

  • Zusammenarbeit und Abstimmung aller relevanten Themen mit dem internen Real Estate / Property Management
  • Steuerung und Kontrolle externer Dienstleister (u. a. Facility Management, Sicherheit, Reinigung, technische Services) inklusive Budget- und Leistungskontrolle
  • Budgetplanung (OPEX, Instandhaltung, Instandsetzung) sowie laufendes Kostencontrolling
  • Operatives Monitoring und Reporting relevanter Kennzahlen (z. B. Betriebskosten, Servicelevel, Dienstleister-Performance, Maßnahmenstände)
  • Vorbereitung von Entscheidungsvorlagen und regelmäßige Objekt-Reports als Reporting- und Freigabeschnittstelle zum Fund Management

Ihre Kompetenzen

  • Abgeschlossenes Studium (z. B. Immobilienwirtschaft, BWL, Wirtschafts-ingenieurwesen) oder eine vergleichbare kaufmännische/immobilien-wirtschaftliche Ausbildung
  • Mehrjährige Berufserfahrung im Center Management, Property Management und/oder Asset Management – idealerweise mit Schwerpunkt Einzelhandel
  • Ausgeprägtes kaufmännisches Verständnis, Verhandlungssicherheit und ein gutes Gespür für Mieterbedürfnisse sowie Standort- und Markenpositionierung
  • Erfahrung in der Steuerung externer Dienstleister und in der Umsetzung operativer Prozesse im laufenden Betrieb
  • Sehr gute organisatorische Fähigkeiten, Hands-on-Mentalität und die Fähigkeit, auch in anspruchsvollen Situationen pragmatisch zu priorisieren
  • Sicherer Umgang mit MS Office (insbesondere Excel und PowerPoint)
  • Kommunikationsstärke, professionelles Auftreten und Freude an der Zusammenarbeit mit unterschiedlichen Stakeholdern
  • Sehr gute deutsche sowie gute englische Sprachkenntnisse
