Job Summary
Lead and supervise on-site residential property management teams to ensure compliance, financial stewardship, and maintenance excellence for condominium estates under Jones Lang LaSalle’s management.
Responsibilities
- Lead and supervise on-site team members to ensure effective property management operations.
- Administer compliance with house rules, by-laws, and statutory laws relevant to condominium management.
- Prepare, convene, and attend all estate meetings, including writing minutes for Management Corporation meetings.
- Manage and resolve inquiries and complaints professionally to maintain resident satisfaction.
- Requisition, engage, and administer term contracts through proper approval systems.
- Correspond and liaise with government bodies, solicitors, auditors, and professional consultants engaged by the Management Corporation.
- Maintain organized filing and documentation systems within the management office.
- Oversee safekeeping and accurate handling of monies stored in the management office.
- Prepare and manage budgets to ensure financial accountability and control.
- Manage arrears effectively to support the financial health of the estate.
- Liaise with banks on banking and accounting matters related to the Management Corporation.
- Prepare, recommend, and execute work plans for approved maintenance and improvement works from planning through completion.
- Manage service providers’ performance to ensure quality and timely delivery of services.
- Conduct regular property inspections and implement preventive maintenance to uphold operational standards and asset value.
- Recommend improvements, additional works, and industry best practices to support estate enhancement.
- Travel to Northeast and West locations as required for operational duties.
Required Competencies and Certifications
- Strong knowledge and application of BMSMA laws related to condominium management.
- Proficient oral and written communication skills to engage stakeholders effectively.
- Conflict resolution skills to manage disputes professionally and maintain positive working relationships.
- Ability to work effectively in a fast-paced environment while managing multiple priorities.
- Strong knowledge of current technology and proficiency in MS Office applications.
- Minimum eight years of experience in residential property management.
- Diploma or degree in business, building, or property management; or Accredited Managing Agent Individual certification with relevant professional credentials.
