The posting

The Facilities Supervisor is responsible for supervising daily facilities management operations and maintenance activities at assigned commercial building(s). The role ensures efficient building operations, asset reliability, proper documentation, statutory compliance and service quality, while supporting the Facilities Manager in meeting contractual requirements, operational KPIs and client expectations.

Key Responsibilities

  • Supervise daily facilities management operations to ensure safe, efficient and reliable building performance.
  • Oversee the operation and maintenance of building M&E systems, including ACMV, electrical, plumbing, fire protection, lifts and BMS.
  • Coordinate preventive, corrective and breakdown maintenance works to minimise operational disruptions.
  • Supervise technicians, subcontractors and vendors to ensure timely completion of maintenance works and service requests.
  • Conduct routine building inspections to identify defects, safety hazards and maintenance requirements.
  • Monitor service delivery to ensure compliance with contractual requirements, SLAs and operational KPIs.
  • Attend to client and tenant feedback, service requests and operational issues, ensuring timely resolution.
  • Coordinate statutory inspections, testing and servicing activities to ensure regulatory compliance.
  • Prepare and maintain accurate maintenance records, inspection reports, work orders, service reports and statutory documentation.
  • Ensure proper documentation, tracking and filing of maintenance activities, equipment servicing and rectification works.
  • Prepare periodic operational reports, maintenance schedules and required client submissions.
  • Support manpower deployment, materials planning, inventory control and procurement activities.
  • Ensure compliance with Workplace Safety & Health (WSH) regulations, statutory requirements and company policies.
  • Respond to building emergencies and operational incidents, escalating critical issues when necessary.

Requirements

  • NITEC, Higher NITEC or Diploma in Engineering, Facilities Management, Building Services or a related discipline.
  • At least 3 years of relevant facilities management experience.
  • Good technical knowledge of building M&E systems, maintenance operations and statutory requirements.
  • Experience supervising technicians, subcontractors and site maintenance activities.
  • Proficient in Microsoft Office, with good documentation, reporting and record management skills.
  • Good communication, coordination, problem-solving and supervisory skills.
  • Able to work independently and respond to operational emergencies outside normal working hours when required.
