Rookwood Properties is looking for a dependable, hands-on, and results-driven Maintenance Supervisor to join our team at Walden Village, a luxury apartment community located near Beavercreek, Ohio.

Position Overview
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations at Walden Village. This is a hands-on leadership position that combines maintenance expertise with team supervision, property inspections, preventative maintenance, unit turnover, vendor coordination, and resident service.
The ideal candidate will have strong troubleshooting skills, a solid maintenance background, excellent communication skills, and the ability to prioritize and complete work efficiently. The Maintenance Supervisor will work closely with the Property Manager to ensure the property remains safe, attractive, operational, and market-ready.
Key Responsibilities
Maintenance & Repairs
- Perform and oversee routine maintenance and repairs throughout the property, including plumbing, electrical, HVAC, carpentry, painting, appliances, lighting, and other building systems.
- Respond promptly to resident maintenance requests and work orders while providing professional and courteous service.
- Troubleshoot maintenance issues and complete repairs whenever possible while minimizing unnecessary reliance on outside vendors.
- Repair and install small and large household appliances and other property equipment as needed.
- Maintain smoke detectors, ceiling lights, plumbing fixtures, and other property components.
- Perform preventative maintenance to help reduce equipment failures and costly repairs.
Team Leadership
- Supervise, train, coach, and support maintenance team members.
- Assign and prioritize daily maintenance responsibilities and ensure work is completed accurately and timely.
- Monitor the quality and completion of maintenance work.
- Promote a safe, productive, and professional work environment.
- Assist with training employees on maintenance procedures, safety practices, and company expectations.
Property Operations
- Conduct regular inspections of buildings, common areas, vacant units, grounds, and equipment to identify maintenance needs and safety concerns.
- Ensure vacant apartments are prepared promptly and meet Rookwood Properties' market-ready standards before being leased.
- Assist with apartment turns, including repairs, painting, cleaning coordination, and other preparations necessary for move-in.
- Maintain the property's appearance, functionality, and curb appeal.
- Monitor inventory levels and maintain an organized supply of tools, materials, and maintenance parts.
- Maintain accurate records of completed work, preventative maintenance, inventory, and other maintenance activities.
- Coordinate with the Property Manager regarding property conditions, major repairs, capital needs, and maintenance concerns.
Vendors & Contractors
- Coordinate and supervise outside contractors and vendors as directed by the Property Manager.
- Monitor contractor work to ensure it meets company standards and is completed appropriately.
- Maintain professional working relationships with vendors and service providers.
- Assist with obtaining estimates and identifying cost-effective solutions for property repairs and maintenance needs.
Resident Service & Compliance
- Provide exceptional customer service to residents and respond professionally to maintenance concerns.
- Communicate effectively with residents regarding maintenance requests and scheduled repairs.
- Follow all company policies and procedures.
- Maintain compliance with applicable safety requirements and Fair Housing standards.
- Participate in the property's on-call rotation and respond to emergency maintenance situations as required.
Qualifications
Experience
- Previous experience in property maintenance, apartment maintenance, construction, facilities maintenance, or a related field strongly preferred.
- Previous maintenance supervisory or lead experience preferred.
- Experience working in residential property management is a plus.
Technical Skills
- Strong working knowledge of general building maintenance.
- Basic to intermediate skills in HVAC, electrical, plumbing, carpentry, and appliance repair.
- HVAC certification is strongly preferred.
- EPA certification is a plus.
- Ability to troubleshoot problems and determine appropriate repair solutions.
- Ability to read and follow instructions, manuals, and maintenance procedures.
Additional Requirements
- Must be available to participate in the on-call rotation.
- Valid driver's license and reliable transportation required.
- Satisfactory background and MVR checks required as a condition of employment.
- Ability to communicate effectively in English, both verbally and in writing.
- Strong work ethic with the ability to work independently and as part of a team.
- Excellent organizational, communication, and problem-solving skills.
- Ability to prioritize multiple maintenance requests and respond appropriately to emergencies.
Physical Requirements
- Ability to perform hands-on maintenance and manual labor.
- Ability to lift and carry objects weighing 50+ pounds.
- Ability to stand, walk, bend, kneel, climb, reach, and work in confined areas as necessary.
- Ability to work indoors and outdoors and in varying weather conditions.
- Ability to safely operate maintenance tools and equipment.
