Job Description

General Facility Maintenance – This is a 1.0 million square feet state of the art high rise office tower, pavilion, and parking structure located in downtown Cleveland Ohio. This position ensures that a variety of basic maintenance tasks are thoroughly and efficiently performed at our campus.

This position is not eligible for sponsorship for work authorization now or in the future, including conversion to H1-B visa.

Job duties include contact with other employees and access confidential and proprietary information and/or other items of value, and such access may be supervised or unsupervised. The Company therefore has determined that a review of criminal history is necessary to protect the business and its operations and reputation and is necessary to protect the safety of the Company’s staff, employees, and business relationships.

Responsibilities

General Facility Maintenance

  • This is a 1.0 million square feet state of the art high rise office tower, pavilion, and parking structure located in downtown Cleveland Ohio. This position ensures that a variety of basic maintenance tasks are thoroughly and efficiently performed at our campus.
  • Must comply with all safety policies and procedures and must be observant to recognize potential safety situations and be able to implement corrective actions based on their observations. Understands the proper use of all safety equipment or gear.
  • Ability to communicate effectively with fellow associates, contractors & vendors on the maintenance and repair needs of the equipment assignments. Follows up with good communications to peers and Engineering Department leadership on any challenges or problems that arise during the workday.
  • Understanding of the work order system and the ability to complete work orders and associated paperwork regarding daily maintenance rounds and repair duties.
  • Perform general preventative maintenance tasks with direction from others.
  • Perform general maintenance tasks requiring basic skill levels in plumbing, carpentry, and hardware.
  • Support the Skilled Building Engineers that are involved with more complex maintenance and repair tasks.
  • Report any equipment issues and escalate those issues requiring a higher level of ability.
  • Perform all work according to code and safety regulations.
  • Maintain inventory of tools, equipment and supplies.
  • Maintain positive working relationships with security, EHS, and other key stakeholders.
  • Provide support and respond quickly in case of an emergency, while notifying proper personnel and following safety protocols. This includes after hours and weekends.

Building Systems and Technology

  • Ability to learn a basic level ability in all building systems, including Building Automation Systems (BAS) and Computerized Maintenance Management System (CMMS)
  • Collaborate with skilled crew members and trade contractors in gaining a greater understanding of the use of the BAS and CMMS systems.
  • Respond to and appropriately prioritize site alarms.

Project involvement

  • Support the Engineering Team with the identification of future facility needs.

Qualifications

POSITION REQUIREMENTS

Required:

  • High School Diploma or GED
  • Minimum 1 year of experience in Facility Maintenance, Engineering, Operations, or related technical field.
  • Demonstrated knowledge of mechanical, electrical, plumbing, carpentry, and/or HVAC systems.
  • Demonstrated knowledge and experience in the use of test instruments, multi meters, power tools, and hand tools.
  • Demonstrated use office software including Word, Excell, Teams, and PowerPoint.
  • Must be legally authorized to work in the United States without sponsorship now or in the future for employment visa status
  • Must be at least eighteen (18) years of age

Preferred:

  • Completion of one or more basic training courses relating to building trades.
  • Technical/trade school coursework in facilities maintenance, HVAC, electrical, plumbing, or related field.
  • Experience working in commercial office buildings, laboratories, manufacturing, or industrial facilities.
  • Exposure to chilled water, boiler, HVAC, or building automation systems.
  • Experience using CMMS work order systems.

TECHNICAL SKILLS

Required:

  • Demonstrated understanding of ventilation & exhaust systems, air conditioning and refrigeration systems.
  • Dexterity and ability to work off ladders, lifts, and around various types of industrial equipment settings.
